By having your home inspected before you sell it, you can save thousands of dollars and a lot of time in negotiation.  Simply have the inspections done now, then make any necessary repairs to items found in the report before you go under contract. This allows the buyer to see the repairs have already been made.

This makes the transaction smooth and removes the anxiety that happens when buyers and sellers negotiate inspection repairs.  The Happiest time of the transaction will be the day you finalize the contract and it's time to celebrate - - it's like a marriage - - then 10 days later you move toward divorce as the buyer and sellers disagree over the inspection repairs.  Eliminate that stress with Inspections in advance!

I wish more agents felt like you. As an inspector that 95% of the time represents the buyer, I see way to many deals get delayed or headaches for everyone involved because of the last minute rush to repair a major item that would have been easily discovered and either fixed or disclosed before the house was put on the market. I know most think their house is perfect or just want to take the chances that the buyer won't have it inspected or they won't discover the problems they know exist. But as time goes on most of us inspectors are a lot more educated and give thorough inspections and not the old fashioned 60 min. checklist which is good for everyone involved.

Carol, Pre-Listing Inspections are a WIn-Win-Win-Win for everyone! Seller, Buyer, Realtor and Inspector. I just don't understand why more Realtors haven't embarced this great marketing tool. As an example:

 

Can you make your listings more attractive to buyers? 

Are your listings more attractive to buyers than other listings? Differentiate your listings by encouraging your seller to order a pre-listing inspection of their property and advertise the listing as "Move In Certified"

How does this help the seller?

  • A seller inspection reveals problems ahead of time which
  1. if corrected, will make the home show better.
  2. gives the seller time to make repairs and shop for competitive rates.
  3. permits the seller to attach repair estimates or paid invoices to the inspection report.
  4. removes over inflated buyer procured estimates from the negotiation table.
  • The report might alert the seller to any immediate safety issues found, before agents and visitors tour the home.
  • The report provides a 3rd party, unbiased opinion to offer the potential buyers.
  • A seller inspection permits a clean home inspection report which can be hosted on a web site and used as a marketing tool.

  • The report can help the seller substantiate a higher asking price if problems don't exist or have been corrected.
  • The report can help the seller realistically price the home if problems exist.
  • A seller's inspection is the ultimate gesture in forthrightness and provides full disclosure protection from future legal claims

  • The inspection is paid and the report might encourage the buyer to wave the inspection contingency.

How does the buyer benefit?

  • The inspection is done and hosted on a web site.
  • The Home Inspection is already paid for by the seller and for a small fee, the inspection company can return with the buyer and go through the inspection report at the home.
  • The report gives a more accurate 3rd party view of the condition of the home prior to making an offer.
  • A seller's inspection eliminates surprise defects.
  • Problems are corrected or at least acknowledged prior to making an offer on the home.
  • The report might assist in financing.
  • A seller's inspection allows the buyer to sweeten the offer without increasing the offering price by waiving inspections.
  • "Move In Certified" homes carry a 120 day American Home Warranty.
