Broker Bryant..moving forward and rising to the occasion!

 So here I sit. Staring at a blank word document wondering what the heck to write about today. Don't you hate it when that happens? When I was riding around today I had all kind of great post ideas running through my head. As soon as I sat down to write my head is empty. It could be stress I guess. The market in Poinciana Fl is brutal right now and some days it just wears me out. Do you ever get like that? I do. It's rare. But I do.

BUT...just like my life, my business and everything else, I do what I always do, I move forward. I've found that by continuing to move forward something good will happen. It always does. It may not happen immediately and it may not happen soon but it will happen.

Wow! Look at that. I've already written two paragraphs and I'm starting to get into a rhythm. This moving forward really does work. OK, so here goes....

I received an offer on one of my listings yesterday. It looked good. 5% down and only asked for $3,000 in closing costs assistance. In my market, Poinciana Fl, that's a great offer! Must folks don't have any money down and need 6% in closing costs. So I was excited and so were my Sellers. We put together a pretty good counter offer agreeing to everything and just raised the purchase price a little bit. I was confident it would be accepted.

A little later, I get a call from the other REALTOR®, who proceeds to tell me that the Buyer is really needing 100% financing and needs more money for closing costs. What? Now folks, I may be a little slow but that's not what the original offer stated. Based on how the original offer was written it looked like the Buyer would be putting about $12,000 into the deal. Now I find out, after the counter, that he has NO money. Makes a little bit of a difference, don't you think? I do.

The other REALTOR® didn't. He didn't think this was a big deal at all. He figured we could just write the deal and then wait for the appraisal to see how much money the Sellers could give the Buyer for closing costs. What's wrong with this guy?

Man, this business is getting hard. Aren't REALTORS® supposed to have some kind of a clue? I guess that's old school. Anyway, I have spoken with the Mortgage Broker and it does sound like a pretty good Buyer and he really does like the house. I now have the Mortgage Broker working on getting me exact figures so we can put together an acceptable contract, based on the true picture, not just some wishy, washy "we'll figure it out later" deal. So, we'll see what happens. Maybe it'll happen. Maybe I'll have to move forward.

Hey look at that! I wrote a post. That wasn't too hard. Once I started moving forward, momentum took over and it was easy. I guess that first step really is the hardest. The point of this little exercise is: You don't have to know how to get to the finish line, you just have to take the first step. And after you take the first step, take another and another and another.......keep moving forward and rise to the ocassion. How did I do?

Yep I had an offer like that too. They were getting 100% financing but showed no monies coming back for closing costs, etc so I figured the buyer must actually have their own closing costs. The Realtor said "No, they don't have to pay any, we'll put it in the loan.". Oh really, you will huh? Might want to put that in our CONTRACT too. Geeze.

Lenn used my favorite word: putz!  I've had a few sellers lately (not mine, I was working with the buyers) who mysteriously didn't have enough money to come to the closing table. One, you had to laugh.  They had a 2007 giant SUV something in the driveway. I asked the agent about it and she sighed (listing agent) and said 'yes, that is the culprit.  I TOLD them no purchases!'   But this is a cowboy buyers agent Broker B and a scary sounding one! 

I have an idea; how about we all just put the property address at the top of a sheet of paper, send it to the lender and title company with two number two pencils.  Then we can just ask them to add erase, subtract as needed as the deal goes along! :-)
