So here I sit. Staring at a blank word document wondering what the heck to write about today. Don't you hate it when that happens? When I was riding around today I had all kind of great post ideas running through my head. As soon as I sat down to write my head is empty. It could be stress I guess. The market in Poinciana Fl is brutal right now and some days it just wears me out. Do you ever get like that? I do. It's rare. But I do.

BUT...just like my life, my business and everything else, I do what I always do, I move forward. I've found that by continuing to move forward something good will happen. It always does. It may not happen immediately and it may not happen soon but it will happen.

Wow! Look at that. I've already written two paragraphs and I'm starting to get into a rhythm. This moving forward really does work. OK, so here goes....

I received an offer on one of my listings yesterday. It looked good. 5% down and only asked for $3,000 in closing costs assistance. In my market, Poinciana Fl, that's a great offer! Must folks don't have any money down and need 6% in closing costs. So I was excited and so were my Sellers. We put together a pretty good counter offer agreeing to everything and just raised the purchase price a little bit. I was confident it would be accepted.

A little later, I get a call from the other REALTOR®, who proceeds to tell me that the Buyer is really needing 100% financing and needs more money for closing costs. What? Now folks, I may be a little slow but that's not what the original offer stated. Based on how the original offer was written it looked like the Buyer would be putting about $12,000 into the deal. Now I find out, after the counter, that he has NO money. Makes a little bit of a difference, don't you think? I do.

The other REALTOR® didn't. He didn't think this was a big deal at all. He figured we could just write the deal and then wait for the appraisal to see how much money the Sellers could give the Buyer for closing costs. What's wrong with this guy?

Man, this business is getting hard. Aren't REALTORS® supposed to have some kind of a clue? I guess that's old school. Anyway, I have spoken with the Mortgage Broker and it does sound like a pretty good Buyer and he really does like the house. I now have the Mortgage Broker working on getting me exact figures so we can put together an acceptable contract, based on the true picture, not just some wishy, washy "we'll figure it out later" deal. So, we'll see what happens. Maybe it'll happen. Maybe I'll have to move forward.

Hey look at that! I wrote a post. That wasn't too hard. Once I started moving forward, momentum took over and it was easy. I guess that first step really is the hardest. The point of this little exercise is: You don't have to know how to get to the finish line, you just have to take the first step. And after you take the first step, take another and another and another.......keep moving forward and rise to the ocassion. How did I do?

Well, I appreciate it!  Let's see, there is a closing on Friday and my seller has been going "coocoo" on me all week. I am confident it'll go ok but talking about stress!  Afterwards, I will be collecting the pieces (of myself) and move on!

There's so much to write about.  I could write post an article about half the phone calls I get.  I got one today the inspired a post about a Localism. 

Shucks, you'll never run out of things to write about.  Just wait for the next offer.  They're all a new experience.

That agent is really dangerous.  If you don't know what your going to do, how can you put it in a contract for the buyer, seller, lender, appraiser, etc. to follow.  They don't dictate the contract.  The contract guides them. 

What a putz.

So let me see if I understand this correctly....You sent me an offer that said the buyer would be putting 5% down and wanted $3,000 in closing costs. Sounds like something I could live with, if the buyer is willing to pay just a little bit more for the house. (Not going to give it away!). So we present a counter offer and find out that the buyer wants to do 100% financing, so now how am I to respond? I know that market is really tight, but geez, can't they just present an offer, we send a counter offer, then we agree....deal done. Why would someone put their buyer through this and let's not even talk about what this does to the sellers! Guess I will have to do like you do....Move Forward....the power of positive thinking is a wonderful thing...it has gotten me through the last 9 months! Ok.....I am putting on my kick butt boots and MOVING FORWARD!

Man, this business is getting hard.

We have been having a hard market in Ann Arbor since 2001, with all the automotive layoffs and restructuring. Then Pfizer decides to leave in Jan. Sometimes I just want to start over in TN or Florida !!!

There was something nice about houses selling in one month, huh?

I think your buyer's agent has taken too many creative writing classes.... just make up the story and change the ending to have it work at the end.... man - I hate it when i have to work both sides of the transaction and only have the responsibility of one..... gotta smile and get through it I guess.

Hey CaliGal, It sucks! I will be confirming the buyer's credit abilities tomorrow morning. If he's as strong as the MB says he is we'll see what we can do. I learned a long time ago "We can't hold the buyer responsible for his REALTORS(R) incompetency". It's hard BUT if he does indeed qualify and we can get him where we need him we need to see if we can put it together. Hang in there!! It really felt like a let down though. I just wish folks would be honest up front. The sad thing is after speaking with the REALTOR(R) I truly believe he just doesn't know any better. They sure make my job difficult. Set the boots aside for a little bit. When the time comes I'll use mine. They're much bigger:)

Now it doesn't do me any good to write an anonymous post if you stop by. I like it though. I actually think it's a good training session for newer REALTORS(R) to see how we communicate with one another and for them to see how strong our relationship is. We are open and straight forward. That's the way it should be. No surprises and no secrets. Thanks CaliGal.

Sally, I have wonderful Sellers. CaliGal actually found me through my ActiveRain blog as have many of my current Sellers. I'm a very fortunate man to have folks that trust me. Now I just need to figure out how to get their houses sold.

Thesa, I actually prefer to get rid of the other REALTOR(R) as soon as possible. All I really need from them is a qualified offer. I'll take it from there.

Missy, Best go to TN. You don't want to be in Florida right now. We may have the hardest market in the country right now. If not Florida certainly Poinciana. Down 62% from last year same time.

Mana, Always get up. This market is not for the weak. But you know that.

Silvia, take the stress you have and multiply it for your Seller. Selling or buying a house is a VERY stressful time. We do it every day and get stressed. I expect my sellers to be under stress. It's my job to help them stay focused. You'll be done soon though. Pay day, always a good thing.

Yep I had an offer like that too. They were getting 100% financing but showed no monies coming back for closing costs, etc so I figured the buyer must actually have their own closing costs. The Realtor said "No, they don't have to pay any, we'll put it in the loan.". Oh really, you will huh? Might want to put that in our CONTRACT too. Geeze.

Lenn used my favorite word: putz!  I've had a few sellers lately (not mine, I was working with the buyers) who mysteriously didn't have enough money to come to the closing table. One, you had to laugh.  They had a 2007 giant SUV something in the driveway. I asked the agent about it and she sighed (listing agent) and said 'yes, that is the culprit.  I TOLD them no purchases!'   But this is a cowboy buyers agent Broker B and a scary sounding one! 

I have an idea; how about we all just put the property address at the top of a sheet of paper, send it to the lender and title company with two number two pencils.  Then we can just ask them to add erase, subtract as needed as the deal goes along! :-)

In my experience with Poinciana agents (not you) and a lot of Kissimmee agents, I have to agree with you.  It truly amazes me the amount of work I had to do for the buyer's agent.  There are a ton of agents that know nothing about the real estate transaction.  They won't order a survey and just say "Oh, I don't do that" when the title company says one is needed.  It took me less than two minutes to order a survey (I used www.longsurveying.com ).  Don't get me wrong, most if not all of them are extremely pleasant to talk to, but either don't have the experience or were trained incorrectly.

The upside to that is that the sellers will usually get a higher selling price because these agents tend to get their buyers to accept the first counter offer.  Out of every home I've sold in Poinciana or Kissimmee (except one), I'd say at least 80%-90% of the offers were 100% financing with only $500 deposit.

 I have felt your pain.
