What should I check during the final walk through?

Congratulations!    It is time for that final walk through of your new Western New York home.    Up until now it has been a whirlwind of activity.   This is your final step before signing all of the papers to make this Western New York house your home.   You are excited, and think why is this important?   Well it is.   What if the sellers were a little less than honest?    What if they said repairs have been completed and yet they were not?   What if they painted the house since you last saw it from beige to burnt orange?     What if the lilac bush is gone and it was the reason you bought the home?   What if the appliances left are now a combination of avocado and yellow instead of the brand new stainless steel you saw the home with?

Are you starting to understand why a final walk through is important?   It is never a good idea to skip the final walk-through.

When should you do the final walk through?

Often though you will find yourself doing this walk through just an hour before you sign the papers.   The current owners don't move until the morning, you may be coming in for the closing are reason this happens so close to the actual closing.   If this happens and there are repairs that are not completed or other issues your attorney may have money placed into escrow to resolve those issues after the closing.

Hi Colleen,

 

It's really a good idea to list the brand and model numbers in initial offer.  It hasn't happened to me but I have heard of cases where appliances got switched and because there wasn't any proof not much could be done.

We haven't had too much of an issue in our area but I'm sure it is only important when someone is less than honest .

Hi Colleen...This is information that is very helpful for the purchasers to know.  It clearly explains the reasoning for the walk-through and things to be checked.

The first comment is very interesting.  I had never heard that suggestion before and have never had anything like this happen but it could conceivably happen.

Hey Colleen,

It really is a good idea to do a final walk through so there are no surprises after the closing. I have some clients who jump at the chance to do and others I have had to talk into do the final walk through.

Colleen, Great information.  I am one of those people that did NOT do a final walk through on our Wantagh home.  After the papers we signed and we went, all the draperies had been removed although she'd promised us they would stay.  It created an issue because we had to get something to cover all the windows before we could move in.  I'm glad you let people know not to skip this!

Oh yea, final walk throughs....you find out a lot of things during those. So every buyer should walk through. We do it right before closing.

Colleen so far my walk through have gone well; however I have heard of occasions where closings were held up because of  open items.
