Has the real estate market hit bottom? Have sellers hit bottom? Have you hit bottom?

Now is the time to make yourself aware of these questions. In Myrtle Beach, the market just may have finally hit bottom. For the 4th straight month there has been a rise in residential and condo sales along the grand strand. If we look at the number of sales from last September, this September was up by 10% in condo sales and 8% in single family homes. Those are no small numbers, these numbers are telling us the buyers are out there, we just have to find them and to work with them the best we can. Yes some buyers are still having trouble with financing but this is why it is more important than ever for us as agents to help them along the way, we must know our market to a T. The one thing that has dropped in the Myrtle Beach real estate market is price “September with the median single family home price down 15 percent from last September to $170,000 and the median condo price down 13 percent to $128, 750.” Have sellers hit bottom Buyers are out there, but they are looking at the price tag more than ever. They want the best deal they can get. Not only will a high price not get the home sold, at times a high price will cause the property to not even get shown. It is times like this when a good agent needs to lay down the facts and be upfront about the market with their sellers. You do not want to just get a listing to have a listing; you want a listing that will sell. So if a seller is not willing to realize the truth you are better off moving on to another potential listing. The truth will set you free. If you are upfront and honest about the market and about what the home should be listed for, it will make communication easier and it will open up a dialogue with your seller. Have you hit bottom? Are you going stir crazy in your office? Are you tired of sellers who do not want to come down in price? Do you find yourself wanting to cry yourself to sleep? This is the time separates the men from the boys, the women from the girls. You need to buck up and smile everyday and make sure you put on your happy face.
