Portland Home Stager, Pangaea, shares how the broker, the seller, and the home stager teamed up to get this Portland, Oregon Home SOLD in ONE DAY to the first person who saw it!

I would just love to take all of the credit for this, but as I have said before, it takes a team to successfully sell a home. With properties languishing on the market for months and months at a time, it seems like a miracle that a home could sell so fast. So, here is what each person did.

The Broker:

  • Counseled the seller regarding the importance of condition and presentation of the home.
  • Expertly assessed the right pricing for the property
  • Referred the seller to the Home Stager
  • Hired a professional photographer to take great photos for the listing

The Home Stager:

  • Started by asking the broker for any special concerns or negatives about the property - master bedroom not on the main floor was an issue.The bedroom on the main floor looked very crowded & wall color was dark.
  • Scheduled and performed a thorough "Walk & Talk" consultation for the seller with specifics about what needed to be done and why.
  • Empowered the seller to know that she couid accomplish everything by prioritizing and showing specific examples to take out any guesswork.
  • Provided additional furnishings / art / accessories and returned to do the final staging.

The Seller:

  • Trusted her professionals and committed to doing everything recommended by her broker and home stager.
  • Rolled up her sleeves and worked hard!

Now here's the success story that shows that all three pieces are what sold this home ---

Two weeks prior to going on the market, the broker put out a "pre-listing" notice so people would know it was coming up. She connected with another broker who had a buyer ready to buy! They went to see the house, contract in hand ready to write an offer, before the painting and staging work had been done. As soon as the buyer saw that the "master" bedroom was downstairs, they changed their mind and passed on the house.

So, to prepare the home, I had the seller remove clutter & older, unattractive furniture. Also had her paint the kitchen in a warm sand color and paint the cabinets white, plus update the hardware. The main floor bedroom had a futon in it. Because of the arms on the futon, when it was folded down to be a bed, the arms protruded into the space enough to make it very tight and to "scream" that it was a guest room. Although I had recommeded painting a lighter color in the bedroom, time & money made us decide to go with the existing color. The seller's white bedding made the dark walls seem even darker. So I used darker bedding more befitting of a "master" bedroom, and added art & throw pillows that tied in with the green but in lighter shades.

So, after the property was staged, professional photos were taken that day and put online asap! An open house was held the next day. According to the broker, the very first person who walked in bought the home. Happy Ending!!

That's was a great job by everyone.  The house looks lovely ... and the afters certainly look great.

I know a lot of people who hate 'beige', but I can tell you, I much prefer the white kitchen than the other one..... I have clients who refuse to change their cabinet color.  It makes a huge difference.

Lenn - You bet! That's the second bullet under 'what the broker did'. It was listed at $289,900. Excellent starter home. But even correctly priced properties in this price range will sit unsold if all the steps aren't taken.

Sylvie - I'm more of a taupe fan myself, but I matched her paint to her Kitchen tiles & countertop and made sure it also went with her carpet. To keep it easy for the seller and assure we would get the maximum number of rooms painted, I kept it to one color for her throughout. The beige looked so much better than the pale, sickly yellow green it was previously. And the kitchen cabinets were a must!

David - Thanks! People really under-estimate the impact of hardware. You may not really notice it when it's good, but your eye goes right to it if it is outdated.

Linda - You're right ... in fact it WAS passed by when they brought that first buyer prior to staging. I think you should resist all pressure to show the house before you are finished with all your preparations/repairs/staging. A qualified buyer walked. Not good.

Lina - May I recommend the www.stagedhomes.com website to find a local stager? This is the group from whom I received my training. I'm an ASP. (Accredited Staging Professional) You are in a wonderful position to be way ahead of the game. Your listings will look so much better than others. People will wonder why your properties are selling faster. Educate your clients by showing them before & after photos. It's the strongest argument for the power of staging. Also, go through realtor.com with them and ask which properties they would be likely to visit. They will automatically pick the ones with multiple, good looking photos. Their potential buyers are doing the same.

Beth - I do more vacants than occupied homes, but I do rent to occupieds & so far no problem. One thing I am careful to do is to keep the accessories simple and easy to live with. A minimum of breakable stuff. Just a centerpiece on the dining table so they don't have to move things out of their way. Used durable wood candle holders & a nice coffee table book instead of glass vases or bowls on the coffee table. I also make sure any bedding I supply is only for beds not to be slept in. Once in awhile I will rent coverlet & shams, but I only rent washable ones in that case. Also, I take a credit card up front and my contract is quite specific about charging damages to their card. But again, so far no real trouble. My biggest problems were in a high-end vacant penthouse where the architect and builder kept throwing big parties to show off their work & attract clients. Lots of breakage, damage, and an outright theft or two. They paid for items almost every single month. I just listed the damaged/broken/lost items on their invoice and charged them.

Ben - Absolutely right. In my interior Design work I also try to emphasize that you can be frugal and still make a big impact.

It doesn't get any better than this! Everything that you did and said was ideal. It's nice to know that someone else shares my belief about the importance of team work. This week I made a Home Staging Presentation to some new REA's. They were so receptive and enthusiastic. The last part of my presentation stressed the importance of the "TEAM".

Mark - Well, I didn't cover anything up. I would never do that. Just presented the upstairs bedroom differently from the way it was being presented by the seller. With no ensuite bathroom, either bedroom in the house could be the "master". They just didn't both look equally viable as the master because of the futon in the upstairs room. So, by adding nicer furniture & bedding and art, the room now looked just as much like a master as the other one.
