I love listing presentations. I have fun meeting the sellers, and sometimes I meet their dogs and cats. I like looking at the houses, and how they're decorated. Everyone seems to have a different idea of "neutral palette."

I went to a neat one tonight, for a 1.5 story brick gingerbread, 4 bedrooms, 1 bath, huge deck. Expired with the previous agent at $179,000. I was the third of three agents they were interviewing and they were adamant they were not going to list until they'd gone over all of the information we'd all given.

There's always the challenge to set yourself apart from the competition. All three of us come from full service brokerages, but with 33 offices in this area, my company out runs everyone else simply with the number of agents available to potentially bring in buyers. We'll do print ads, and mailers. We may put it on the local TV show as well.

I think exposure is really what will sell this house. It's in a really great zip code, on a one way block of other gingerbreads, but there wasn't much marketing to get this house out there before the public or other agents.

The house is not perfect, but it would be nice for first-timers. It needs some updating here and there but if you've got some time, it could be really sweet.
