When selling a home, buyers like to know dates. They like to know how old the roof is, how old the A/C is, how old the appliances are.  Time flies and sometimes these dates slip away from sellers or they feel like they were just yesterday.

In selling a home it's really important to try and gather all of those important documents to pass along to a buyer or help a prospective buyer in making a decision on a home.  It's great to have a property disclosure in which the seller completes and gives to the buyer.  But, if you have the proper documentation, then there's no question as to how old or new a roof, air conditioning system, appliances or hot water heater is.

Recently, a buyer and I looked at a home that advertised a newer air conditioning system.  In checking further and asking for documentation we determined that the air conditioning system was 13 years old. The original paperwork for the unit was all we needed to answer an important question. We were also able to see when and how often the unit had been serviced.  We were also able to get an accurate date on the installation of the roof.

So sellers, gather all those important papers and keep them in one safe place. They are so important when it comes to properly marketing your home for sale.

Sandy, this is valuable info for all sellers to pass along to the buyers. The age of the updates and appliances is monumental in buyers decisions!

Thanks Sandy, good post!! It's a good reminder for us to remind our sellers to get pull that information out and have it ready for a buyer. Imagine supplying that info without the buyer having to ask!

Have a great week!!!

It is amazing that seller's fill in the disclosure notice and it may not be accurate.  Keeping backup documents can validate the statements made in the disclosure and avoid lawsuits into the future.  It is part of our responsibility to keep  everyone in the transaction on a timeline and this includes extracting documents from the seller long before an offer is made.

Very ery good points here Sandy - home owners should keep records and dates of all new upgrades or appliances from the moment they buy their new home.

Nice reminders !

Great advice as usual! Funny you should mention dates... I have a seller into numerology that will only close on a date that equals 8 or 9! We see it all, don't we!

Sandy, You're right, this is something I hadn't thought of.  It's a great idea to save all receipts from everything for the home and have them in one place.

Caren, I agree with you. Dates are so important. And having the original receipts clears up any discrepancies one might have.

Shirley, It would be great if sellers provided the info without a buyer having to ask. That would be great.

Eileen, Unfortunately the property disclosures aren't always accurate-you're absolutely correct.

Sheldon, It makes things so much easier during a sale.

Colleen, That's interesting. I haven't run into that situation before.

Ann, It is really important to keep track of all those dates.

Carole, It certainly makes things much easier when there are any questions.

Sandy,

What do you do when you walk into a house and the seller believes all is new and updated when in fact everything needs some attention?

Ann, I haven't run across this situation yet. Have you?  I have had situations where the buyers expected everything to be new and updated in a house that was 20 years old.

Sandy,

Yes, I have had that also but some of the sellers seem to think their 40 year old mansion is still perfect just the way it was built.  Beauty is in the eye of the beholder I suppose...;-)

Hi Ann, I agree that beauty is in the eye of the beholder. There's no question about it!

Sandy,

Yes, but sometimes you need to spend some money to update or at least paint...;-)
