Buyers in the Carlsbad real estate market looking for new homes in Carlsbad CA have a number of options to choose from in varying price ranges. 

New construction had stopped for a while in the Carlsbad real estate market once current inventory declined and with the slow down in sales last year. But that has changed. We also saw the inventory disappear in a number of new communities with the California new home buyer tax credit (this is no longer available).

Here are the new homes under construction in Carlsbad CA for folks with an eye out on the Carlsbad real estate market

Two new communities of townhomes in La Costa Greens are being built and will be ready for occupancy in late 2009 and in 2010. Owners will have the use of the private residents' club The Presido

Carlsbad Real Estate - More New Construction Homes Coming on the Carlsbad Market at Avellino at La Costa Greens - 2 and 3-story townhomes, many with views of the La Costa area or the La Costa golf course, priced in the high $400s and $500s. 

Another new community of detached homes (article coming shortly) is SolTerra by ColRich. Homes range from 1989 to 2196 SF and are priced in the mid to high $500,000s with occupancy expected in February 2010.

There are two communities that have been under construction in the La Costa Greens master planned community that still have new Carlsbad homes for sale, both of which are in the Carlsbad school district

Carlsbad Homes - Viridian the Newest La Costa Greens Community (article originally posted in December 2007 with first new homes release at Viridian). Updates on this village with current availability will be posted shortly. 

Carlsbad Homes for Sale at Trieste - Part of a Master Planned Community - La Costa Greens. This grouping of homes is very close to the Carlsbad Library, the Cannon Art gallery and a wide range of shopping and dining. Some homes offer golf course views.

Prices are leveling out along the west coast... they are similar to home values in like planned communities up here. That wasn't so a few years ago. Southern California was quite a bit more expensive than up here in the Seattle area.

Hi Jeff,

I actually live down the street from La Costa Oaks here in Carlsbad, so your post hits close to home.  We have all seen the slowing of the construction market, due in part to the economy, and due to the fact that they are running out of places to build around here...talk about a concrete jungle in the making.

Anyway, I have also been hearing that out of all the places in California that have been hit by value declines, San Diego is projected to make the strongest, and quickest comeback.  That's pretty good news for all of us around here, and good selling points for your clients.

Terry and Bonnie - I see it as a good sign. Not only are there more good opportunities for buyers buit they are taking advantage of them. The inventory in moving in these communities.

Rene - the prices ARE definitely much better now for new consctruction, and prices have improved even since last year. IF foks want a newly built home, these reperesent a terrific cahnce to get aa new home for about the same, or even less, than resales.

William - there are some very attractive homes, and even some with ocean views (distant, but views nonetheless). And as with other new subdivisions, there are Mello Roos as well as HOA fees. But the real draw for some is the Encinitas and San Dieguito School Districts.

As an Oklahoman when I see California listings that are down in price, I still get reverse sticker shock. Do you think that the current pricing on these properties in your market represent real pricing without fluff? By the way, they look beautiful to me, especially when I see so much Dallas Style repetition in my market.

Lenn - agreed. They are doing some nice work, plus offering incentives, in addition to co-broking. And buyers are buying.

Jeff, There are pluses to new construction for buyers. A builder's warranty, an energy efficient home, functional floor plan are just a few of the benefits to buying "New".  Cuts down on the trips to the local hardware store too!

Rich - well it is pretty common here, adn seems to be the trend for now, and buyers seem to like it. They still do some odd things inside with configurations that don;t make sense and are not always functional. And that sort of thing rears its ugly head upon resale.

Bill - La Costa Greens is quite nice, and near the beaches and amenities. Homes top out there in the low $1 millions (or did). Their current prices, especially for view homes, are very good, if you want tract housing.

Carlsbad one of my favorite places. Love the fence in the front yard - you can get in but you can't get out unless you go through the sales office, very quite idea.
