It has been far too long since I've been able to write a good blog so I figured it's better that if I couldn't write anything good than to just not write at all. Well today changed that a bit for me.

It seemed like just another normal day as I got into my office and prepared for my first meeting. Little did I know my day was going to be far from normal. As I finished up my first meeting I headed to a business lunch that I was running late for. During my meeting I missed a call from an out of state area code that I didn't recognize. I let it go to voice mail and remembered to call it back when my meeting was finished.

What happened next blew my mind...

I got a call from a listing agent who had asked me to call her back regarding a purchase that was closing in Colorado. The first warning sign with this call was that I had not closed a loan in Colorado in nearly a year and figured she was mistaken. I made sure to call her back and figure out what exactly was going on. I dialed her number back right then.

"Hello, my name is Jacob Morales and I am returning your call."

"Oh hi Jacob, I am just following up on the loan you are working on for John and Sue Doe. I was wondering when we might expect docs to go out since close of escrow is in a week." mortgage fraud

I paused for a moment and began a lengthy line of questioning to figure out what exactly she was talking about. All I knew was that I had no such file. After ten minutes I finally determine the truth and it was shocking to say the least.

An LSR had been sent from me. Someone signed it, faxed it, and even provided disclosures from me and my company. The problem was that I never sent any of that to that client.

I requested to see the documents that had been sent in my name and confirmed that it was not only not from me, but from someone in a completely different state. Because of the sensitivity of this matter I cannot disclose much more important information, but I will say I am pursuing all possible legal ramifications from the company that did this.fish

After considerable research on my own today I found out not only what company but what person did this. With the help of the Realtor we were able to figure out that the people involved were all trying to commit fraud and had found my information to help provide a sense of security to the seller so they would not become suspicious.

I can't imagine what could have happened in this situation. It is a great lesson to everyone to make it your business to know everything that goes on with your transactions even at the expense of seeming "nosey". I am so thankful for this Realtor for going out of her way to find my online and determine the real story behind what was going on. If it smells like a fish, if it looks like a fish, and if it swims like a fish, chances are...

Holy Toledo (keeping it clean)!  I hope you get resolution on this and more importantly that it does not affect you or your reputation.  You seem like a nice guy so I hope it all turns out OK for you.

Wow - I am guessing she was representing the seller - this had to just really make your day makes you wonder if there are any more out there like this.  nice catch - ready for a fish fry? loved the fish by the way

That seller is really lucky this thing didn't go all the way. More than likely, they would have lost the home and not got any funds for a new home and that would have been the true tragedy.

Isn't the Golden Rule - treat others as you would like to be treated?  What goes around, comes around.  Thank goodness for the listing agents follow through!!
