Caution Thinking Required!There are many Atlanta home buyers that believe the home buying process is a total adventure.  They do not want to work with a Realtor, after all there is nothing to buying and selling real estate.  After all... even a moron could get a license and we are all over paid for doing nothing.  In most States there is a "Caveat emptor" or "buyer beware" provision. "Buyer beware" is one of those WYSIWYG laws that means what it says, i.e., "caution... don't be foolish!"  It really isn't wise to rush into a deal without knowing all the details, the history, and having all the facts in front of you.  To the uninformed buyer everything looks like a hot investment.  It isn't.  Atlanta real estate can be a very big risk if you do not know what you are doing.  It is very wise to have a very experienced agent advise you and guide you through the process.  For as many of the homes that we've sold over the years, there are more than an equal amount of homes we advised our buyer clients not to buy.  We substantiated our professional Atlanta real estate opinions with local market knowledge, data and facts.  If  Atlanta home buyers were to proceed on some risky ventures, there were also many times that we chose not to move forward with them. Do so at your own peril. There was too much risk and liability for being foolhardy.

Buyers make several fatal mistakes that are based upon false assumptions. The first is that information they receive on the Internet about a home is indeed the MLS.  It isn't.  It also omits the tax records that has notations on past sales histories.  It does not share with the buyer the home is in foreclosure, that the seller is really upside down financially, it's structurally flawed, or that the home is in a flood zone.  Rushing into the wrong deal many times is financially irreversible.   However, for those that would not have it any other way..."Have fun on you adventure!"

FATAL MISTAKES AND FLAWED THINKING

  • The Internet... is the MLS.
  • Buying a home isn't brain surgery.
  • The listing agent can represent you as a buyer.
  • You believe the listing agent when they tell you they have other offers.
  • Since I have no agent, I will save and negotiate the commission off the price of the home.
  • You take the word of the seller, and listing agent without demanding they place their comments and empty promises in writing.
  • Since the sellers seem honest, you waive the right to a home inspection.
  • New homes do not need home inspections.
  • Go ahead just use the lender, and home inspector the listing agent provides.
  • The buyer does not do their due dilagence and check local zoning, flood maps

This is a great post  I didn't realize there were still states that practise this way..But That is Why we need to get licensed in each state ..Buyer Beware ..look for a good representative ..

Many states warn buyers...because the stakes are so high.  If a person is of legal majority and makes a wrong choice it is there loss.  The real problem is because in our society today as opposed to years ago....a lot more caution was used when spending your own money.  With credit and todays buyer?  It is somebody else's loss!

Buyer beware.  As Is.  Unrepresented Seller.  Sounds like a recipe for disaster.  I'd hire an agent.
