The more I read about NACA the more I am starting to like them.  We have a couple of agents in the office that are vrey PRO about NACA and they have spoken very highly of them and the work they do.

its a great program. We have had two calsses at the board for it. you should come to the next one. there are a few things you have to do differently with the contracts but nothing extreme.

Trying NACA

I am having just a miserable time with NACA and hope you can offer encouragement.  Is there any other lender/group out there that will allow a buy down of the interest rate?  I'm seeing so far that all other options involve higher interest rates than NACA but close in a matter of weeks rather than the months and months that I have been waiting.  I am purchasing (finanlly got it out of divorce court) my exhusband's home (our marital home) for the remainder of the mortgage.  It is valued at over $375,000 and I will buy it for under $240,000.  My mother (cancer victim) took a reverse mortgage to pay her bills and provide me with $120K.  With that I hoped to buy down my interest rate and will need a loan in the range of $120K.  Employed at a major lawfirm for 5 years, zero debt - still waiting - still no contact from counselor - months now!  I believe it is with the underwriter but that is only Step 2 of 10 steps!  With no feedback I do not know what to provide them to finish this - horrible.  I am considering a complaint to my State's Attorney's Office as well as HUD.  Any suggestions would be greatly appreciated as at this point even my mom, who thought she was doing a good thing securing her family's future and doesn't need the stress, has had enough.

wow I would be more than happy to address your concerns. yes there are many programs out there through conventional brokers to buy down your  rate. You can only buy it down so far. Naca is different in the since there rates are already under market and you can buy it down as low as needed. What is your naca contact needing from you to get your process completed? Normally the process takes as long as the buyer or sellers needs to get everything they request? I might be alble to get a naca rep to call you and or we can check into the other routes for you.

Trying NACA

Thank you so much!  Since my last writing I am still in the same position.  I have written directly to Bruce Marks, Neil Mulligan and James Dagostino.  They have been very helpful in that I believe my file may actually be with the underwriter.  My on-line file is useless, no direction, no advice, no task list.  They say and I believe they require nothing more from me.  With so much available cash I had no sticker shock, no bills, no debt - I also have received no advice regarding anything I should correct or do.  I was told that my counselor wrote the "underwriter" November 21 asking what else was needed and has received no response yet.  I do not even have a qualification letter - there is nothing to show for my efforts.  My divorce court judge would like to know why I cannot complete this otherwise simple task and I cannot even show him a basic progress report.  At this point the fact that I will still need an inspection, appraisal and re-review by my counselor, etc., etc. through 16 Steps is beyond daunting, it's depressing, because I am certain each of these additional steps will take months to complete.  My counselor only reached out to me once and that was after I had sent successive mailings (including one via UPS) to Bruce Marks.  That communication from my counselor requested that I re-submit what I had previously given to him in person and watched him upload to the site and pay for additional credit reports that they never advised or counseled me about.  I don't know my score relative to NACA's requirements and there is no information in my webfile.  Perhaps the assistance of a Realtor would have helped although it would seem odd to hire a realtor to purchase the home I reside in.  I had thought with this much qualification and all my ducks in a row this would go quickly and I would be assisting others and volunteering (they haven't responded to me regarding that either) and telling a success story.  The money I can save through a buy-down as low as NACA offers can provide tremendous benefit to my college age children and family or I would have abandoned this long ago!  Any assistance would be tremendously appreciated and thank you for allowing me to share this here.
