A steady transition from fall foliage to winter recreation has begun to take shape here at Loon mountain in Lincoln New Hampshire. The ski Villages still have plenty of colorful leaves but at about the 2,000 foot mark a noticeable change has begun to to take hold.

The bikes and camping gear in the windows of stores are being replaced with skis and winter related recreational offerings.

The chairs are on the lift, and the Governors lodge is gearing up for the rush of down hill enthusiasts (little snow up top offers a glimpse of things to come)

If you haven't booked your winter seasonal rental...time is growing short, the price of season passes will rise as the snow begins to fall. Mid- October may seem too soon for many, but the ski season will be underway by Thanksgiving.

Time is growing short to purchase a vacation home in the mountains before the upcoming ski season. Check with you account many families that own rental property will find the added tax benefits are a bonus to their investment property and retirement planning. Good Values still existing in this recovering economy, and you'll only know you missed the bottom of the market when its too late. Second home properties are one of the last places to recover so there are still opportunities...but with all opportunities that don't last forever.

Steve, Nothing like a little dusting on the mountains with all the fall color, akes for great pics.  I love the lift pic, gets me excited.  I need too get back to the gym to get the legs ready, I've been so busy I haven't been for over a month and I hate that, skiing is a great motivator.  No skiing with weak legs!  Have a great day!!

We have Ski Resorts opening this weekend! I think I heard this is the second earliest opening for our resorts! I am so missing the autumn season but and getting ready to ski early!

Your post is a great reminder for those who want to buy a property before the ski season, at least in your area it looks like you have a small amount of time to do so!

Debbie...I have found over the years it's a muscle specific sport...you just have to ski to strengthen the ski legs.

Terrie...It is always best to be making offers in between seasons...seller expectations are not on heightened awareness.

Steve, from a distance the top of that mountain is looking like my hair...with a little sprinkling of white.  We're expecting snow tonight in northwest NJ!

Steve... Like most states this past summer, it never really got *hot*, well after today of snow showers and it is only Oct. 15th, I can only hope for a cold and VERY snowy winter.  More snow is predicted for tonight.
