La Costa Greens is a master planned community built over the last 5 years by a number of reputable local builders with homes to meet a variety of budgets, style preferences and space needs. Most of the villages have been fully built and now only offer resale homes.
Trieste is one La Costa Greens community that is still under construction on the hill overlooking the La Costa golf course, with homes priced under $800,000, a substantial value in the Carlsbad real estate market.
Trieste New Homes - Phase 7:
There are only 4 Carlsbad homes available in this phase of 11 homes, 3 of which offer golf course views, with a estimated December 2009 completion and move-in date. There are 2 Plan 1a and 2 Plan 2s, with lot sizes of 4960 SF to 5387 SF. Homes are priced from $682,900 (a recent reduction) to $784,900 (also a reduction); some landscaping is provided in front which is unusual in new construction.
Plan 1 is about 2448 SF with 3/2.5
Plan 2 is 2742 SF with 4/3.5.
Trieste New homes - Phase 8:
There are 5 of 6 homes in this phase being built on a cul-de-sac (no golf course views) with lots from 5321 SF to 9473 SF, priced from $688,900 to $760,900. There is 1 Plan 1, 1 Plan 2 (2745 SF with 3+den/3.5), and 3 Plan 3s.
Some plans have other options, such as a 5th bedroom in lieu of the 2-car tandem garage, or a 4th bedroom in lieu of the master retreat.
Estimated property taxes are 1.3 - 1.4% (which includes Mello Roos fees) with HOA fees of approximately $250/month (to be verified). Residents will have use of the private club, The Presidio, offering a large pool, spa, kitchen meeting rooms and more.
Unlike much of the La Costa Greens community, children in the Trieste community will attend the Carlsbad Schools.

Hi Jeff, That is a lot of sq. footage for the price. We got so conditioned to the market surge that when we see something well priced we almost fall all over ourselves talking about the value. Certainly a nice design and the price seems like a bargain. If prices hold for a while, there is even the possibility that a homeowner purchasing could actually see some appreciation. OK, Eventually :-)
