Do you have any happy customers? Testimonials?

5:30pm • #2

Yes, of course we do :o)
This is how it works: Once we talk with you and identify your needs (geographically and identify the type of lead you want example: relocation, foreclosures, new home buyer etc) we'll put you in touch with another agent with a similar scenario that you can speak with - They'll be happy to vouch for our company at that time. We have over 500 active Realtors in our system and I know that a few are on here so maybe they'll speak up *wink* nudge* when they see us here.
Thanks for the question!

We see so many of these kinds of things popping up. Is it because everyone thinks that Realtors that are doing no deals need more places to buy leads? I for one will not waste my money and stick with generating my own.

8:15am • #4

Put it this way....
Realtors that are getting 60 leads per month don't have that problem (the problem of "doing no deals")  Our clients now have a new problem,  it's called...How do I manage all these leads? But we even help them learn to manage 60 leads per month with our new response tools.

Thanks for the comment!

I'm not ready to waste my money , unless some one will absolutely convince me and prove me that it works.  I'll stay tuned to see others comments on this blog.

I want to know where do you get the leads from and their quality level ? Who doesn't need leads, but quality is important , especially if it is a internet lead.

If you have one agent in each area, what happens if they buy the silver package?  What happens to the other 250+ leads that they didn't pay for?  Why not charge one price and give all the leads you get to that agent?  Seems a bit misleading.  Help me understand.

9:15am • #7

I'm not ready for you to waste your money either, :o)

Listen, It's really up to you to look at a company and put them under the microscope before you give them your money and this is an open invitation to do just that...  call and ask for some other agents using the program and then pick their brain...let them convince you!

We get our leads from buyers on the Internet looking for homes, when you get a lead, it will be from a buyer that's looking to buy in your town or city, 50% of the leads we serve are relocation leads, but we can customize it to fit your needs.

Our clients are finding they get 1-2 closings per month for every 30-60 leads (silver package)

Aaron,
Great question!

Maybe we should define that more clearly on the website, but here goes!

In Chicago there are roughly 40 suburbs that gives us 40 areas. When a buyer tells us where they want to buy a house they choose and area.

If ones area does generate more then 60 leads, they do get to keep those extras leads free of charge. It's not usually 250, but I have watched some Realtors get double what they paid for.

hope that answers your question

Todd-

I think you've followed up appropriately and effectively to these comments. The performance-based model is indeed rather unique to lead generation or lead broker systems. That said, I'm wondering why it's not included in the ad copy above? It it differentiate you in a positive way, shouldn't you feature it prominently?

Hi Ian,

Good point
I was hoping people would click-through and read on, but maybe I'll post more details on the blog :o)

Good that you have taken the time to explain everything honestly.  I am just wondering though:  Why only 1 or 2 closings per 60 leads?  It seems that the quality isn't really there.  I mean, if I pay for 10 leads, I usually close 2 or 3 or, sometimes, more.  Why the 3% return on your leads?

4:23pm • #12

Great questions!

I'll start with Arizona Home Loan,
That's just an average (1-2) I have Agents getting a much higher closing rate, I was just talking to a client who just started this summer and he's closing 6-8 now and only three months in...and he's just a kid!!  A 27 year old Realtor that chases every lead down to the ground :o)   If you're that kind of Agent then you'll get a much higher closing rate. On average agents get 1-2 deals every month and that's a great return on investment! Also, when you factor what our cost per lead is, it's very very low!   Thanks!

Marisa,

NOT TRUE!! :o)
We have tons of niche marketers by property type....actually, these are my favorite!
When you call REP (Real Estate Pal) as we call it and speak with us, the first thing we do is really try and get a grasp on is your needs...  I've set up Realtors that only sell waterfront, farms, golf courses, condos, cabins in the mountains, pre-construction, new construction, lofts, apartments, relocation only, local buyers only...you name it!!  We are doing it...don't put us in a box like that, you'd be very surprised!! :o)

And how about areas that are not as dense as Chicago? How do you generate enough quality leads to give to each agent?

Jason -
We generate leads in a small town the same way, but if your town or city won't facilitate enough leads to meet our min of 30-60 leads per month we won't take you on as a client or we'll see if there are any other smal towns around you that you'd like to get leads from so we can get your quota.

Thanks for the question!

I am wondering why I see your ads on some of the pages showing "60 leads for $399" and when I click on the ad it takes me to the regular page with the 30-60 ads for $499 and no mention of the special. The last time I saw that ad on AR was yesterday. What gives?

Also, do you phone verify each lead? What are the web site names you use to capture these leads? (I'd like to check them out!)

Hey Kyle,
Great questions
Here goes:

Prices just went up to $499 for our Silver after we added these new features:

-Third party email verification for all leads

-Auto Drip feature that emails your contacts for you with again a third party relay service (this guarantees the buyer or seller gets your response and it doesn't end up in a bulk folder or spam trap....a huge issue for most similar programs btw)

-Lead manager - and over all lead management tool that allows you to manage your contacts

We don't verify phone numbers because a lot of our clients get relocation leads from all parts of the world and it's very difficult to verify international numbers at this point.

-All our leads come through the www.realestatepal.com network of websites (over 4,500 domains)
The buyers end up on ultimately coming by way of Google, Yahoo, Bing, Facebook, Myspace, linkin and many others...our software evaluates each source that we use for each Realtor, it actually scores each lead so we know where to focus our leads generation for your market.

Hope that helps!!

So has anyone actually used this company since this posting or have you used them in the past?  Just trying to get some feedback from AR members.  Todd, have you considered a "starter" package for those of us that like to get our feet wet before diving in?  Something like $99 for 10 leads (or 5 or whatever)?

Hi Jerry,
We have had a few people sign up since being here (I'll ask some of them to speak up)
We've found in the past that a small amount of leads like 5-7 is not a great test for our service. Most Realtors are closing 1-2 deals a month for our silver package and that's 30-60 leads. So just serving 5-7 might not give you a really great evaluation and  I don't want that.. I can tell you that we lose money as a company if you only do one month at a time so we really work hard to keep you happy once you becaome a client.

Why not invest this much amount on SEO and get benefits for a long time? Obviously your system works only till you are getting paid. You have 1000s of dummy sites. Whenever somebody searches on your sites, the visitor is  redirected to the client's site.

Great Question and I can go on and on about this one, but let me just say this:

We started out as a real estate SEO company 10 years ago and found that being on top of search engines is such a small part of being good at getting real buyers and sellers from the web.

If SEO is what you want...no problem we can still do that, but almost all of our old SEO clients switched to our lead generation product as they found it gave a MUCH higher Return on their investment.

What type of products do you offer the mortgage industry?

12:16pm • #27

Roughly 10% of our clients are lenders that have worked out a deal with a Realtor or a team of agents. The Lender either splits or pays the fee for the Realtor and then gets all the mortgage business in return. We also cc the lender a copy of all the leads in realtime so they call do their own marketing to the data as it comes in. It works out really well for everyone!  Keep in mind our leads are not people looking for a quote on a mortgage, they're looking for a "home" so it does work better if it's the Realtor that contacts them first.

I've been with Todd for several years now and would be out of business without our arrangement.  We are $ multimillion producers every year and 90-95% of that comes from the internet.

How do you grade your leads? A local real estate agents who has several real estate websites ---sells all his C&D leads to  companies that re-sell as A leads.

I think leads are best generated organically,, through contacts and SOF.

It sounds interesting!  I will have to research this a little more to see if I can benefit.  Thank you for the post.

Todd, do you have any agents in the Middle Tennessee area?  I am a lender and I would like to talk to them and if profitable, I would split the cost :)

Thanks,

Amy in TN

I'll do a mass response   hope everyone is ok with that :o)

 Bob,
I really do appreciate you saying that, thank-you

Lorraine and Loretta,
A+   we don't recycle or reuse leads in anyway, all leads come in realtime live to you.

James,
I couldn't agree more that's why most of our leads are generated using SEO

Amy,
Yes! email me direct help@realestatepal.com or just call me 1.877.872.6042 ext 701 and we'll set you up

I would like to compliment REP for its professional, without being overbearing or 'pitchy,' in response to concerns voiced.  I used to use Real Estate Promoter (REP LOL)  I actually got a call from FAR and was in an article because my lead conversion was over the normal 1-2%.

this may be the best business builder post i have seen here in my short tenure
