Does the whole Social Media buzz have you overwhelmed or confused.  Do you tweet, post, write a blog, film an award winning YouTube video, or all of the above?  The answer is yes.  You need to do something, should do everything (maybe not win an award), but probably don't have the time or knowledge to do it all right away.  So what's the answer?  Here's a simple thing you can start doing now that won't take too much time and will have an immediate ROI.

Set up a personal Twitter account and Facebook page if you haven't already.  Don't worry about a company Fan Page yet or anything else.  Just set up these two accounts.  Then use their service to try and find friends of yours already online that you can "follow" on Twitter and "friend" on Facebook.  You can do this all in one hour.  Then, choose which platform you prefer to use primarily so you can simply make updates in one that feed to the other.  I make my updates in Twitter and they automatically update my Facebook account.  But, you can set your accounts up the other way too.  Some people like to keep then separate, but I find it simple to update in Twitter knowing it will update in Facebook too.  Regardless, you can try to update both with one post for now and change it later if you don't like. 

Now, I when do we get the ROI part?  Once you're on Facebook and have followed a bunch of your Friends there, Facebook will continue to suggest friends you know.  This is the ROI.  You will start connecting with people that you may not have been in connection with for years.  Don't flood these people with business requests.  Rather, simply start engaging in conversation with them and rebuild the relationship, trust, and start being top of mind when they think about your services.  They want to do business and refer their friends to people they know and trust.  It's just may have been a while since they last interacted with you.

What about Twitter ROI?  Twitter is where you will meet new people when you engage with them.  You must understand this won't be an immediate ROI, but if you take time to tweet every day 1-4 times/day about yourself personally, your job minimally, you will meet new people and build another prospecting database.  It's almost like Twitter itself can become a farm area.  But, you have to build these relationships socially first before you are accepted as a professional in this network.  So don't sell, sell, sell.  Just let people get to know the real you.

I hope this helps.  Once you've done these 2 things.  I have a great blogging strategy for you that takes almost zero of your time and will keep you in front of your referral partners regularly adding value.  Its a gem for ROI!

Thanks, I'm on twitter and haven't seen any ROI yet as with facebook I'm there but not there if you know what I mean.  Need to put in a little more effort there.

Actually I have stayed away from the twitter thing, but I have a personal Facebook page, and I had no idea I could make my facebook page automatically update twitter. Now that fixes the readon I don't tweet in the first place. Thanks.

Jeff, you won't get followers by Tweeting more exciting stuff.  Rather, I suggest you start following people you're interested in engaging with in your community.  You can use key word searching on Twitter to find these people (check out the advance search options to narrow down by geography) and just look at the people that are following you and check out the people they follow.

Joe, I think you'll like it.  Also, check out tweetlater.com and you can have your Twitter account auto DM your new followers and you can also have them email you your @replies.  I always have my DM's texted directly to me so I can respond quickly when its a DM to me.

Joe, if you're not receiving an ROI on Twitter, I'd say link it to your Facebook updates and you'll have virtually zero time in your Twitter account so if you ever get a lead or simply are on top of mind, you'll get an ROI that way.

Charlie, I've been wondering if Twitter would ever work well for Commercial Real Estate and haven't run accross any direct success stories.  But I would encourage you to use the search function on Twitter and see if you find any companies in your area that are using it to promote their products and services.  It may be an opportunity to engage with them on a different level to enhance your traditional sales and marketing.  For instance, in Omaha, there are several restaurants that are starting to use Twitter as well as a few more traditional businesses.  Like anything else, building a rapport with these companies socially so they trust you and think of you when they have a need is valuable.  Just a thought and good luck.

Mike, maybe you should stop looking for schemes and try adding real value to your networks to build them.  It's like any other "referral" group, you get what you put in.  If you think the ROI comes simply from building your network, that is why your not seeing any business.  There are plenty of ways to add friends and followers that don't translate into business.  I'm suggesting engaging with your friends and followers to build trust and rapport and stay top of mind.  That will lead to business.

You're completely missing the point of my comment.

I'm not looking for schemes and programs I said I've SEEN them. There is no magic bullet. 

As it is, I have several followers added every week.  I don't subscribe to the 10K followers in a month routine.  I build followers based on content.  Having said that, they don't translate to business.
