Linda Saavedra of Showhomes Tampa emailed me these photos she was really proud of today. This room, as is typical in Florida, had all white, even the white tile floor. Vacant, this is a harsh room and feels like an operating room. These rooms, very contemporary in nature, can be really difficult to stage. Take a look at what she did:

Here's the after and this home sold in 7 DAYS:

I love the cozy conversation grouping near the fireplace - this gives buyers the ability to visualize some real activities. The sea-grass rugs work really well in FL (and just about anywhere else, too) and she added some color which takes the edge off this room.

What would you have done here? Have any feedback?

Very nice!  it gives a much better feel for the space and welcomes you into the room.

Very nicely done. The white features allow for a wide range of solutions.

I like this a lot.  Clean lines that present a clear use of space in the window seat.

Good job!

Very nicely done.  I would have used pillows by the window also, rug on the floor, and picture or mirror over the fireplace.  Beyond that, I would need more info.  Your stager did a great job and really got rid of the hospital feel and gave this room some much needed color.

Scott: The staging looks much better indeed. However, I agree with Kate, more info is needed (such as an entire room shot) to provide valuable suggestions. My first thought is it seems that the fireplace area is a bit too cozy. Since fireplaces are often focal points, perhaps omitting a bit of furniture would be wise - hard to say without seeing the lay of the land.

Debra - you are right and this is a great example of why using the right camera for those of us in staging is sooo important!

I'm a big fan of using focal points in rooms and the chairs normally would be focused on the fireplace. Using a wider angle camera might have given you a better idea of how the entire room fits together. We're happy it sold so fast - good lesson to learn about how important it is to photograph your home as soon as it is staged or it disapears.

My husband and I have always enjoyed open houses for the purpose of getting decorating ideas. Your blog has allowed us to do this virtually. Lately we have started discussions of retirement and where we may want to move next. By visiting your blog we have lots of new possibilities and will search for a local Showhomes franchisee to help us when we are ready to sell!

The staging worked just fine if it sold in 7 days!  Congratuations!   I love the black and w hite pillows.  Just a small suggestion, I might  have left the white candles in the fireplace and used a painting  with a black frame over the fireplace. Let the flowers be the pop of color.  I  would also  have to see the rest of the room to make any other suggestions.
