Staging

The word of the year! Every show you see on TV is about staging and what needs to be done to your home to get it sold. Don't worry, even if your furniture is not model home furniture, there are many things you can do to in staging your home appeal to potential buyers. First and foremost, make sure your home is CLEAN! Clean windows inside and out, keep curtains open, remove cobwebs, add fresh hardware to the front door. A fresh coat of paint throughout the home could make the sale! Use high watt light bulbs in all rooms to enhance the light in the room. Remove clutter! Too many items in a room distracts from the attraction of the room. Put away or pack children's toys, all of the knick-knacks, old magazines, the 15 remote controls. Simplicity in staging is the key. You want your home to be seen by the potential buyer! The buyer likes to envision their furniture and their knick-knacks and with too many of your items, they will get lost in the clutter!

Remove the excess family photos from the walls, as people have a tendency to ogle over cute babies and fun vacation photos and this will take away from what you want them to look at-your house! Perhaps replace them with inexpensive photography framed from a calendar or magazine. Keep the scene local, as it will add to the attraction of buying in San Diego! Don't spend a ton of money, just change the photos to art!

Add some elegance to the bathroom buy adding decorative hand towels, tied with ribbon or banting to match the decor. Add candles and dried flowers in complimentary colors to add a little pizzazz!

Place furniture in a way the potential buyer can see the area with plenty of room to walk around. If you have a bedroom without furniture, an inexpensive way in staging the room with a bed is to arrange moving boxes (packed with all of your knick-knacks, photo's and toys!) in the shape of a bed and dress it up with nice bedding! A really inexpensive way to take advantage of space and creates nice hidden storage for your packed items!

Remember your outside space is as important as your inside space. Especially for us in San Diego! We enjoy our time outside year 'round here in San Diego  and consider the outside living spaces just as important as the inside spaces. Add splashes of color with flowers and seasonal aromas. Make sure trees and shrubs are in scale with the home, make sure they are not blocking widows, doors and other important architectural features. Make sure you maintain a perfect lawn, brown spots and grass that is not manicured is a distraction to your potential buyer. A new mailbox, a planted window box, swept driveways and entry ways can make or break a sale!
