La Costa Oaks is a master planned community built between 2003 and 2006 by a number of reputable local builders with homes to meet a variety of budgets, style preferences and space needs. This master planned community was built out some years ago and until recently only offered resale homes.
Rockledge and CopperWood are the two new La Costa Oaks communities offering new homes that are pretty well priced relative to resale homes currently active in the Carlsbad real estate market. Rockledge homes are priced un the low $600s to low $700s, a substantial value in the Carlsbad real estate market.

Rockledge New homes at La Costa Oaks - Phase 3:
There are 3 of the 9 homes in this phase that are still available with March 2010 move-in dates planned.
Plan 1 with a distant ocean view is 1913 SF with 3 bedrooms and 2.5 baths, priced at $633,990 ($331/SF) - 1 home remains
Plan 2 is a 2132 SF home with 4 bedrooms and 3 baths and priced at $624,990 - 1 home remains
Plan 3 is a 2463 SF home with 4 bedrooms + loft and 3 baths on a corner loft with an ocean view and priced at $739,990.
Thus these new homes are selling well - with only 5 of the 25 homes available since starting construction earlier this year. Estimated property taxes are 1.3% (which includes Mello Roos fees) with HOA fees of approximately $242 to $246/month (to be verified). Residents will have use of the private club, The Oaks Club (in the existing community), offering a large pool, spa, kitchen meeting rooms and more. A new pool facility is being built nearby Rockledge and is expected to be completed in 2009.
Buyers who use their preferred lenders will receive up to $10,000 toward their closing costs (call me for more information).
Shopping and dining are nearby, and the new La Costa Town Square is slated to be built down the street less than a mile away.

Hi Jeff! WOW, I can't believe how many sales you've had in each of the phases already! Congrats on the community success and best of luck getting the remainder of the homes sold by move-in March!
Debe - yes, I was surprised to find how quickly they are moving. Buyers will have to move fast or these will all be gone.
Sally - it is a big shift from a year ago. Most of the homes in these communities are selling based on the models and plans. Some homes are not even trenched yet.
Bill - I think these represent a terrific buy, too, for folks interested in new construction in a great school district, adn affordable (within Carlsbad standards, that is).
Tom - they have, indeed, shifted quite a bit, and now they are selling quickly.
