Philadelphia Real Estate - Spring Market in the Fall ?

In Philadelphia, the real estate market is typically the busiest in the spring year after year.  This past spring, we were busy, but not super busy.  However, now, in the fall, we are super busy !  Due to the first time homebuyer tax credit expiring November 30, 2009 combined with mortgage rates at historical 30 year lows, the recent activity in our Philadelphia market has been amazing !!

As a result, we apologize if our blog content has been just a tad behind in the last couple of weeks.  You probably have Sold !noticed that the majority of it has been focused on new property listings in addition to properties that have been sold recently by The Somers Team .  On top of that, we have been gearing up moving to our new Northern Liberties location !  The fit-out of the space is going very well.  All of our furniture arrives mid-November so we have been quite busy planning the logistics of the office move as well.

Getting back to the market activity, it is is important to note that if you are a seller thinking about selling your property, the time is definitely now as there still are a couple of weeks for your property to sell to still settle prior to the November 30, 2009 deadline.  And if you are a first time homebuyer on the fence, well then, the time is now for sure !  Hurry up though as many of the better properties are being scooped up !

This is an exciting time !  We can worry about the great debate whether or not the tax credit will be extended after it expires.  More to come on that later.  For now, we are too busy selling houses !

  We have always and forever had a great fall...often with multiple closing on New Year's Eve...all the more to celebrate...spring isn't the cure all for all things real estate...OR the only time buyers are out...let it snow buyers now...and it is !

Debe - Absolutely !  We just got back from a listing appointment this morning and urged the potential seller to get the property on the market now !  I guess you are right that it is a good thing that we are so busy as we know we will catch up on our blogging : )

Sally and David - Agreed !  The last couple of falls and winters we have been quite busy as well.  The good news about buyers being out in that time is that they are serious and motivated, especially in the winter !  It is a blessing to busy year-round.

Bill - When you have sooo many interesting blog posts like you do, you have the luxury to take a break here and there.  All of your listing updates and market reports are still very interesting as well !  And very timely for your local market area.  It has obviously been the same for us as well.  It is challenging to always do everything you want to do, especially when you are so busy with buyers and sellers !  Congrats on having a very successful fall season as well !

Nyssa - Not been the norm at all !  Which is the great thing about being in the real estate industry, every year, quarter, month and even every day can be vastly different.  Makes it challenging and fun : )

Annie - Thank you !  We believe that 2010 overall will be a better year for the industry with more transactions... of course that is depending on the economy, interest rates and whether the tax credit gets extended too.
