I spoke with XXXXX today and we discussed the short sale conditions in further detail.

If he agrees to bring funds towards closing and signs an interest free promissory note over 5 years then we should be able to negotiate this deal.

I have received the most recent offer for $103K however would prefer to have a higher non-cash offer provided.  Our last appraisal has expired and I will be ordering a new one today and they generally take about a week to return.  Once returned I will be in contact to follow up to see if this offer for $103K will be accepted.

I am in receipt of the short sale offer for this property.  Thank you for a lovely short sale package. It appears to be pretty complete. I’ll dig into it more when I have the bpo results. Has the pkg been submitted to BOA?  I am ordering the IBPO now. What number do you want me to give them for access?

Hi BB - Those sound like familiar conversations!  As for the last one, at least the buyer's agent had the courtesy to let you know his buyer was backing out.  I try to keep the buyer's agent apprised of our status on short sales, but every now and then I will get an email in return a few months into the negotiations saying that their buyer has just closed escrow on another property so I can stop sending updates. 

Thanks for telling me just now, Mr. Agent!  I could have been aggressively marketing it again if I'd known that they were backing out (our backup offer left earlier, but that wasn't surprising, since they knew that even after a long wait, they'd still be in number 2 position). I politely asked why he hadn't let me know, and he said he had been busy, and anyway that I should expect that no one will stay in a deal for 3 months.  Rather than argue, I just got busy promoting the listing.

Sounds very familiar to me. I'm just surprised that there was no bank communication where they accidentially told you the wrong address or called you about a file that was not your own! Guess it was a good day (only one buyer withdrew hish/er offer ;-)

Yup, that pretty much sums up the day of a short sale agent, that's for sure. I try not to dwell on the losers who withdraw offers because I know that a few hours later, I'll get short sale approval on something else, so I just stick the thing back into active short sale status and keep on keeping on. :)
