I was contacted by a woman from Colorado this spring. She found me on the internet, she wasn't sure but I think it may have been from Active Rain. Her dad had lived here in Connecticut and had passed away last September. She had come out her and emptied his condo and listed it with a local agent. She called me around the first of March,  feeling very frustrated about the situation. She knew all about staging and really believed in it, she said the agent did not. She hired me over the phone promptly sent me a check, she told me not to mind the agent and that I was to do whatever I thought necessary. Of course I put an estimate together and ran everything by her. Even though it had been recently painted I thought it looked like a vanilla box, so we brought in a painter, we changed out the light fixtures (that was a hugh improvement) changed the faucets and cleaned carpet and even the ductwork. I wanted to get all the subcontractors work done before trying to stage, so I wasn't able to get "my hands" on it until the third week of March. I used Cort furniture and added all the artwork and artwork,some small pieces of furniture and accessories. I finished staging on Monday, April 2nd, we had a brokers open the next day on the 3rd and on Thursday the 5th it was under contract! I think I won over the agent, and just received a staging job from another agent who attend the brokers open. Nice job Rhonda...

 Even though I'm an agent , I think you did the right thing of course because it got the house sold thanks to you and your client.  Congrats

Thanks, Preston. I felt really good about this project, especially since it was a difficult time for the seller, losing her dad and then trying to handle the sale from a long distance. I wanted to be sure that she felt that I honored her father and that is was his home not just a vacant space. Rhonda

Hey, Marlene. Let me look over the file on this job, and try to break it down for you. I could probably email it to you. The costs were the furniture rental from Cort, my fees and the different subcontractors, the painter, electrician, plumber and fireplace/duct work guy, oh, and the carpet cleaner! so let me go over them all so I can give you a more accurate price. Okay with you? I should be able to get your email on your profile, right? I would do it tonight, but it is almost 11pm here in CT and I just got home from destaging another house. I just finished it the first weekend of June for an open house and it got three offers, just settled on one and I had to go back and unload it, so I am so tired. good tired though. Hi, there Kathleen. You know I found that pub table at a commercial restaurant supply store, then I found the stools, which compared to others I have seen, were more scaled down in size. It just seemed like a good fit with the table. And I had just bought the artwork, I loved the colors. It all just came together. I wanted to add a little happy color to the place!

Thanks, Maureen. I appreciate your support and encouragement. I have loved reading your posts and appreciate your generosity. I think I was still figuring things out and holding back a bit. But I do want to share, I will have to fine tune my entries all the way. I am embarrassed to admit how long it took me to figure out how to upload photos on my posts. I was so frustrated and then I tried a different browser, duh! I was using safari and could not get it to work, now I am using firefox and it's fine. I should have just posted a question to the group, but I was too stubborn to admit I had no idea what I was doing!  I have learned a lot from you, so thanks so much. Rhonda

And you were able to help a family during what is surely a very difficult time. Your full-service approach not only contributed to selling this property quickly, but it had to have contributed to the peace of mind for the client. I know something about handling family business from a distance and having a competent professional handling the job is worth it's weight in gold.

I am sure you'll see a very big return on your efforts and I'm not just talking about the referrals or the $$ but in the goodwill you have sewn with other humans.
