Ohio Certified Home Inspectors?????

By
Home Inspector with Inspector Mike #2116

Most advertising for Home Inspections in Ohio is very misleading.

Some facts about Ohio licenses and certifications that you may want to consider when getting a Home Inspection or recommend a Home Inspector to you clients.

Ohio does not regulate Home Inspectors. This law is still pending, and pending and pending.

To do residential 1, 2, and 3 family electric, plumbing, HVAC, etc. work there is no license available or required in The State of Ohio. Some registration may be required. WE DO NOT LICENSE RESIDENTIAL CONTRACTORS NOR DO WE LICENSE GENERAL CONTRACTORS.

The State of Ohio only licenses Commercial Specialty Contractors.

Regarding Electrical Inspectors you can find a certified inspector here:

Regarding Professional Engineers go here:

Regarding Architects go here:

Regarding Well and Septic go here:

Some municipalities do license contractors. General, remodeling, roofing, etc.

Some areas require permits and inspections and some do not.

Before you buy do your homework. Ask to see that Certification.

WOW, I cant believe that NC is actually ahead of another state in this area!  NC has required licensing/regulating of home inspectors for years.

Kudos for keeping your market area informed!

Thank you.

But I get beat up on a daily basis for pointing these facts out.

I cannot understand the resistance to either licensed or certified Home Inspectors.

Maybe taking a test scares people.

ITS NOT ABOUT THE TESTING .  MOSTOF THE STATE TESTING IS THE SAME AS THE TESTING  FOR MOST CERTIFIED OGINAZATIONS . WHAT I DONT LIKE AND MANY OTHER INSPECTORS DONT LIKE . IS HOW THE REALTY BOARD WANTS TO CONTROL US . AND HOW WE CONDUCT BUSINESS . WE DONT WORK FOR THE REALITY BOARD OR AGENTS WE WORK FOR THE CLIENTS WHO HIRE US . wHY GIVE THEM MORE CONTROL THAN THEY ALREADY HAVE ?

I do believe in testing. One by the state not others. No testing --No standard. You know what to look for or you do not. So if you can not pass a simple test you should not be allowed to inspect someones home.

Second the control should be , IMHO, under The Board of Building Standards. They if anyone should know what is reasonable for a HI to know and set the limits of what should and should not be inspected.

  1. I was being paid by a seller to review the inspection report given to them.
  2. So it is wrong for me to explain to Realtors and others what bad information is out there?
  3. I did not mention his name.
  4. Go look up unethical.
