I have this great home listed for sale. We planned a brokers' Open House this week, and a public Open House today. And last weekend I was wondering what the owners could show on the three flat screen televisions to bring value to the doings.

 

Of course, in the home theater, we played a Harry Potter movie. Showed off the dynamic range of the speaker system. But, the other two?

 

Well, Sunday, I had this brainwave. Probably from lack of oxygen? Anyway, I burned about 70 photos of the house to DVD, and the homeowner turned them into a slideshow with fades, and zooms, and pans. And we played them on flat screens in the family room and the master bedroom.

 

What fun, to watch visitors do a double take as they realized the photos were the house!

I like your idea of showcasing a movie in the theater room. Have you considered showcasing a sport event in the family/den room and a romantic comedy in the bedroom. Give home shoppers a reason to sit down and really absorb the space as if it were their own.

That's brilliant, Mike.  I was going to tell you simply that what was on the screens was far less important than what you were doing in front of the screens.  I once went to an open house where the real estate agent couldn't even be bothered answering the door as he was lounging on the sofa (socked feet on the coffee table) watching golf.  Unbelievable!

I tell my listing clients that my activities on their property will be 100% focused on selling THEIR home.  All promotion is about THEIR property.

I know I am supposed to drop them like a hot rock to grab a buyer for anything, but that goes down sideways.

Wow! What a great idea! I have used the peaceful music only channels where available where they show calming pictures and play soothing music. It is nice to walk into a showing where music is soft and inviting. But I love your idea, maybe I will add music! (Soothes the savage beast!)
