I love working with professionalsGive me a "no drama" settlement every time. I love being bored in between an accepted offer and settlement. This isn't to say that "stuff" doesn't happen. Of course it does. Real estate transactions are complex, and expensive, and demand and deserve a lot of attention to detail.

The difference in making an entire real estate transaction relatively smooth has a lot to do with the agents involved.

Professional agents take action. I know some agents that believe that if they ignore a problem in a real estate transaction, that it just goes away. Professional agents know better. Real estate isn't like wine making. Problems tend to get worse with age. Professional agents attack problems as they occur. No waiting around, fix it and get it off the table.

Professional agents don't let their emotions get in the way. I'm sure you've all dealt with screaming agents, cussing agents, and everything in between.  In my experience, that isn't a particularly effective strategy for getting anything done. I've never seen one item on a home inspection report that "self corrected" after being yelled at. Make sure you swear at that lender...that will make the loan commitment smoother. This industry does attract more than a few "drama queens."

Real estate is complex, but it isn't rocket science either. Experience and training, addressing items as they occur, understanding the contract. All these and a few more will go a long way to making a successful transaction.

Ahhh the drama that we sometimes see in our profession..we could write a book, could we not?  Thankfully, even though it is a much more stressful industry now, I'm actually seeing less of the drama.  Perhaps because the egos are tossed aside more readily now for the sake of the clients?  I hope that's the reason.

It NEVER ceases to amaze me how un-professional many in this industry are. From not knowing what is in a standard contract, to not knowing how to add and subtract, to you name it.....and they all end up yelling at me for their mistakes. Everytime I think I've seen the worst....another agent tops it. :(

I suppose we have all run into them.  Maybe Anger Management Programs can be counted in the future for elective continuing education for agents!  Dramaless transactions are fabulous and I make sure the other agent knows what a great exprience it was working with them!

I tell my agents that they need to be proactive with their clients and the other agent (and the lenders if it is a short or REO) to see the deal signed, sealed and delivered.  Since we are bound to use lawyers for closings in MA, it is essential to become their partner and work closely with them also.  We have a Gold Services Platform that provides one stop shopping for our buyer clients, so we also stay very close to them during the entire process as we assist them with financing, home owners insurance, title (in some states), connection services and relocation (moving and storage).

I try to save my yelling, screaming, and cursing for behind closed doors :)

Although I am pro-active I have also learned not to let the problems and issues eat at me.  Many things can and will go wrong.  The escrow will usually close one way or another.  I have had very few fall out and in those cases it was truly beyond my control.

Even the most complex transactions can go smoothly when the two agents perform in a professional, competant, pro-active fashion.  I've been in real estate for 20 years and learned early on that most issues are temporary and fixable.

Good post.  I've been fortunate to deal with mostly professional agents but have had a few problem ones.  I like this comment...

I agree 110%. Lately I have come across more than my share of unprofessional agents.

In the words of my buyer in an e-mail I got yesterday: "You have been exceptional and patient. Too bad the same cannot be said about the seller's agent.  No class and unbecoming."

And the buyer only new 10% of what was going on behind the scene. They didn;t even know that this agent relisted the hosue while it was still in contract.

Unbelievable bad experience.

There so much difference when you have a professional on both ends of the transaction!  Agents can make problems for a deal because they actually get in the way, or do not do their job, or ignore a problem.  It happens way to much.
