One area of real estate that I enjoy is selling raw land; this year I have sold over 100 acres.

You might be wondering what does this have to do with these pictures.  Actually these are photos of a land parcel I had listed.

Did you know that many land investor prefer to look at the property in the autumn and winter?  when I first started out I could not figure out why anyone would like to go out in the cold, but after a while it made perfect sense.

As the fall leaves comes down and the brush dies down it is so much easy to see a large parcel.  Just imagine wallking land after the spring growth is in place.

One thing you will need to remember is to have the proper gears.  A good pair of boots, socks,thermal underwear, and a warm coat. 

On my very first land listing I was not dress properly, I was walking through snow in a regular boots and stockings; by the time I got back I could not feel my toes.  I did get the listing and sold it, but I can still remember how frozen I was that first time.

I can certainly identify with you.  When I worked in Brooklyn, the biggest lot I walked was an 80x100 LOL.  Now I am trekking over hill and dale(what exactly are dales).  All kidding aside,it took some getting used to for this city girl and I can't say it is my favorite thing to do in the dead of winter or a steamy August with the gnats at my head.  I do love selling period stone houses set on beautiful acreage though so walk I do.

Hi Jennifer....I can relate to that story.....the same dress code applys to selling new construction.....in the early stages, you may have to walk up a ramp or do a balancing act to get into the rough frame(not with a buyer....there's is a liability involved in this somewhat dangerous situation).....jeans and boots work here.....save the designer clothes for the open house when the house is finished.....selling a subdivision usually starts with selling the builder the raw land....finding the large parcels of land is a difficult task today......thanks for the post.

Hi Jennifer that makes perfect sense to look at it with all the leaves down. It is amazing the difference. Glad I don't have to rake all those leaves. <SMILE>

Very nice pictures. And we deal with land listings also, as well as houses out in the woods. The rightshoes are really essential.

Jennifer - you are a land expert.  Not everyone knows how to sell land.  We don't do too much in the winter in So. NH>  It is difficult to get through several feet of snow! (lol).  It you do buy in the winter, you never know what you will find under all the snow when it melts in the spring!

Sandy in your area I can see you having to do a lot of trekking.  I so love the period stone houses.

Barbara - The right clothing does make a big difference.  I learned to leave the impractical boots behind.

Karen - It does seem to work.

Sharon I finally got it, and yes it makes sense.  I wish I could say I don't have to rake but that is not the case, I have tons of leaves and with the weather getting cold earlier I don't know if I will get it all cleaned up.  Wish I was in your shoe....lol.

Gary 85 acres would be just too much.  I am looking forward to the day when I won't have yard work.
