If you have an Oxen in your field....you will be expected to feed it and protect it everyday. For these daily chores  you will be ignored, pushed around and drooled upon.  If you meet one of these lumbering creatures while traveling in the road, you may honk all you wish but you will not be allowed to pass...traffic will come to a grinding halt.

                       

The lesson of trying to work with oxen is this,,they will tear up your field and leave it infertile for years to come. If you are speeding along and encounter one on the road to success they will block your way and bottleneck traffic. They are big, slow, unappreciative and have a brain to mass ratio of a walnut to a school bus.

                        

What started this little rant?...I have had a short sale pending since May that has been negotiate and accepted by the Ox of the industry, with a Mid- October closing date. Back in May the buyer's title attorney discovered a title issue related to a broken assignment....and we told the Ox about this in May!. Farm animals like teenagers can be taught to come to the fence to be fed. We faxed them requests for this title repair a couple of times a month for the last six months. As the closing date looms and we have an actual Negotiator to talk to (not just who ever answers can help you). Each time I have spoken with my assigned negotiator over the last month I have asked for an update on the title issue...and each time she has said "I'll send another email to my boss" and each time I say that tactic doesn't appear to be working.

We are not going to close on time because of a title issue the first mortgage holder  (the Ox) has with their title, and I was just told I will be penalized 20% of my expected commission for failure to close on time. These lumbering creatures are not friendly to the people that feed them and clean up their messes, but they are too near sighted to see that and too dumb to understand if their keepers stop feeding them they will die in their field.

In case I've been to subtle...SAXON SUCKS!

Caren...They are like talking to a farm animal, they are interested in what you are saying while you are feeding them...but don't seem to even recognize you the very next day...unless your there to feed them again.

Steve: I seem to remember a post several months ago where I commented on your metaphor--something about a balloon (and that was before the famous balloon boy). Now, you are comparing Saxon to an ox. Funny thing here is that the ox is yours and you can control it (and sell it if you want to). If you feed the folks at Saxon (Starbucks cards and the like), you may get some immediate value (like an approval letter with a reduced commission), but not much more over the long term.

 

Personally, I'd buy an ox for the farm. Wait, I think that's something you can do at Farmville on Facebook . . . not on AR.

Melissa...The Ox may be a noble beast down on the farm, but my experience with them is they are slow, ill tempered and don't learn from there mistakes...which dooms them to repeat the same mistakes over and over again.

I have had a similar experience with Saxon Mortgage. Sounds like you need to get a supervisor involved before it's too late.

Dana...I've been talking to the supervisor...I think she skipped the class on title issues, because she has no idea what she's doing and seems to think wishing for a different result tomorrow will change the issues.

Touche Steve, 

 I am with you on short sales, they were fine up until this summer, buyers, sellers, the banks, everyone involved seems to just not care!!!!   I had a lender last spring ( that I fed), for what ever reason, began to under mind me, I cut my losses and cut her loose!!!  Go figure why people do these things, I guess they don't need the business!!! Have a great day buddy, give your kids a big hug, take a deep breath of that mountain air and say, WHAT EVER!!  ;)

I have a Saxon Short Sale story that would blow anyones mind.  A story that has been taking place for about 2 years but, Alas, it would take me about 3 hours to write about it.  It would take what little pecious energy I have left to tell you all the incredible neverending novel... "A Tale Of A Short Sale"  In short, I have been a realtor for over 11 years, dealt with many short sales even before they became the "norm".  I will just tell you Steve, there are no words for Saxon.  There nothing on this earth that can explain this beast that roams the earth we all share.  It is truly a tragic tale...Truly.
