Blossom Valley San Jose Short Sale Success!

Real Estate is about people, family and the relationships we build along the way. It's not about the house or the condo, it's about helping people reach their goals and dreams. That may sound cliche and yet it is true, for me.

I met the parents of my clients at a bank-owned open house February 21, 2009. After speaking with them for at least one hour they thanked me for my time and said they would have their son give me a call.  About one week later, I received a call ..."My parents met you at an open house ...." The rest they say, is history.

We searched for five to six weeks ... I lost count of the number of offers we wrote ... however on April 20, 2009 we wrote an offer on a Blossom Valley San Jose home and short sale ... the offer was accepted. The home had been on the market 238 days at that point and three previous buyers "walked."

Rather than writing a book about all the things that went wrong and all the things the Listing Agent did not do ... which caused delays and resulted in three extensions from the bank ... the final extension was granted after the Notice of Default was filed ... this blog is about celebrating what did happen.

Blossom Valley San Jose Short Sale Success

After nearly six (6) months of waiting - Buyers did not care that the Sellers left their "JUNK"

Buyers were happy that the Sellers finally moved out!

When "Why" Becomes the Motivator: Brothers and First Time Home Buyers who trusted me to serve them. Parents who trusted me to serve their sons. Despite numerous times when we hit brick walls we all agreed we would not give up.

Persistance, Drive and Motivation

Never give up ... short sales can and do close.  Do they take time, effort and patience?  YES they do!

My motivation, my "why" is becasue Real Estate is about people, family and the relationships we build along the way. It's not about the house or the condo, it's about helping people reach their goals and dreams.

You are right, if you can look past the junk and vision what it can be, there are some really great buys in this market.  Good Luck.

I love a happy story.....

....but I can't believe that the agent didn't arrange for a clean up!

I'm knocking myself out getting my short sale sellers to understand what they're responsible for. Fortunately, every seller I've had kept their respective properties looking fairly nice. Just got to make them see how important it is to always present in the best possible light if they want the property sold.

Thanks for sharing.

Edward & Celia: Thanks for stopping by. In this case it was well worth the buyers hanging in there to realize built in equity by the time we closed.

Pacita: I know you love a happy story … that is why you help create so many of them yourself. Agents play a big role in the short sale process … in this case … dealing with the agent was like Mission Impossible … we simply would not give up … and made it happen. Thanks for your comment.

HI KATHLEEN!  I not only love a happy ending, but I also love a professional who sees the big picture for the Buyers and makes it happen.  Just goes to show that the right attitude and perspective can overcome major hurdles!  Yay for you and the Buyers -- Gabrielle

Kathleen:  Thank you. There are so many "short saales" coming ... we all have to just be better at working with the banks and getting these closed.  Have a great weekend.

Congratulations Kathleen!  This is an inspiring story, and I find your positive take on a short sale to be quite refreshing.  Excellent post.

Kathryn:  Thank you so much. I happen to be driving by the property the other day ... the garage was filled with their belongings and they were working on the house and moving in.  I smiled and (I confess) little tears of joy welled up ... then I cranked up the tunes celebrated a little more, felt the joy and gratitude and showed more property to another first time home buyer. I truly love what I do!!!

Kathleen, I recently celebrated a closing that met many challenges along the way.  It wasn't a huge paycheck, but it was one of the most satisfying real estate experiences I have had.  Congratulations to you and your clients!

Ann: Congratulations on your closing. It seems the more challenging transactions, when they close, provide an even greater sense of satisfaction. The paychecks do tend to be smaller ...when we factor in the amount extra work and time .... it's often peanuts. As you know, it's not about the paycheck. The real reward comes from knowing what we did to help others!  Thanks for your comment.

Congratulations on your short sale closing. They require a lot of patience and effort on both listing and selling side and I can imagine your relief when it finally completed.

Hi Colleen:  Thank you .... my relief pales in comparision to the relief and joy my clients felt!

Mary: Thank you - I truly to believe the closing was a miracle. It was by the grace of God that it did ... so many times I wondered ... why?  There definitely was a power greater than those of us involved. The closing is proof of that!

Loved your title. I also understand the happiness when the Sellers finally move, albeit sometimes through no fault of their own.

It's so easy to put closed "short-sales" and miracles in the same subject. . .They are kind of like plane crashes, any one that you can walk away intact is a good one:-)

Myrl -  I like your analogy.  I actually know two people that have been in commerical plane crashes and survived. Like Short Sales, we tend to think "explosion."  Thanks for your comment.
