Today you can find just about anything on Craigslist.bigstockphoto_Globe_Icon_House_1330502 As a potential Real Estate Investor, did you ever notice that Craigslist is divided into cities? This can be a big drawback when you are searching for properties for sale.

Did you know there is a feature on Craigslist that allows you to search multiple cities at one time? The featured site is called http://www.Craigshelper.com but is now very recently being redirected to http://www.searchtempest.com
 (Thank you to James Lyon at Vista Pacific Realty for pointing this out). 

With Craigshelper all you need to do is type in the zip code where you would like to search for property. It also gives you the ability to specify the radius of the search.
The Ad Notifier feature for Craigslist will alert you when something is posted on Craigslist that fits your specifications. Ad Notifier for Craigslist  will even text your cell phone when a match is found. 





What really is critical to get the tools to work is to be sure to use the best search terms. Avoid using a simple term like “house for sale”  try using creative search terms that locate sellers. 



The following search terms may be helpful for finding people that need to sell their property:



  • Owner will finance
  • Owner Desperate
  • Motivated seller 
  • House must go
  • Homeowner must sell
  • All offers welcome
  • Seller will carry second
  • Consider all offers
  • Terms available
  • OBO, Or Best offer
  • Below appraised value
  • Will sell for what is owed
  • Lease Option
  • Rent to own

Great info, Eddie!  When you post on CL, within a few minutes, your posting can be so far down the list that it's really hard to find.  It'll be great to tell clients about Craigshelper.  It should make it much easier for them to find their homes on the site!

craigshelper hopefully doesn't result in the same amount of unwanted spam that placing an ad on craigslist does. I've become increasingly annoyed with all the spam from Craigslist.

Thanks so much for the tips on how to search for homes on Craigslist.  I have listed properties on Craigs List but have not yet searched for them.  It might be a good way to find that special property for someone!

I don't use Craigslist anymore since I had a couple of fraudulent postings using my listings, and Craigslist was SLOW to respond.  I have heard some other horror stories too, like potential renters paying a deposit to move into a house found on CL and the 'landlord' disappearing with their money. I have soured on them. Can you tell? :)

Wow, I never knew about Craigshelper! The one caveat however, is to check your listings on Craigslist frequently as there have been several incidents of having a listing lifted, copied and pasted by others for the purpose of scamming. All in all, Craigslist is a valuable site.
