This mandatory inspection of all rental units in the City has swept through Natomas and Del Paso Heights recently.  From most reports all went well.  Homepointe will act as the local contact representative for our clients by coordinating authorizations with the tenants, meeting the city inspector at the rental, making necessary repairs, billing the responsible party (if tenant caused the damage) and getting the property signed off.  Where they give the ordinary landlord a 4 hour window to meet the inspector at the home they often work with our management company by giving us a 1 hour window--this saves us and the clients time and money.

James * are you charging owners for this procedure?  Do you received a copy of the inspector's report and how detailed is it? 

I'm curious as this has been proposed for various larger cities in VA and most areas have fought this with the assistance of the state Realtor association and apartment association.

Yes we charge a fee of approximately $65--that allows about 2 hours to meet the inspector and get a write up of needed repairs. They then schedule a follow up appointment 30 days later to make sure the work was done. We have been able to fax receipts for completed work to avoid the follow up appointment.

That's not too bad then.  Waiting for inspections can be a pain and with the # of units you guys have, you can bring in sufficient monies to fund the salary of an inspection coordinator if needs be.  I am sure you all are using this as a marketing feature for new property owners.
