10 commandments for home buyersThese 10 Commandments home buyers must follow may seem like common sense to many. Buyers, however, can sometimes forget with all the excitement surrounding the buying of their new home. In the past couple of weeks, I have heard of two separate buyers who saw their home loan turned down, and their dream shattered, a few days before closing because they had bought furniture for their new home before it actually became their home. Both of them now have beautiful furniture with no home to put them in.

These two buyers were not my clients but it always hurts when I hear of transactions falling apart for reasons that could have been avoided. These 10 commandments (from KWU) are part of the buyer packet I give all my clients when we first meet and I always stress that once they get pre-approved and the process is started, they can't do anything that might affect their credit.

1. Thou shalt not change jobs, become self-employed or quit your job.

2. Thou shalt not buy a car, truck or van (or you may be living in it)!

3. Thou shalt not use credit cards excessively or let your accounts fall behind.

4. Thou shalt not spend money you have set aside for closing.

5. Thou shalt not omit debts or liabilities from your loan application.

6. Thou shalt not buy furniture.

7. Thou shalt not originate any inquiries into your credit.

8. Thou shalt not make large deposits without first checking with your loan officer.

9. Thou shalt not change bank accounts.

10. Thou shalt not co-sign a loan for anyone.

If you are in the process of buying a home, remember that your credit must not change or be affected in any way until you actually sign the paperwork and get possession of your new home. Lenders will not only look into your credit when you first get pre-approved, they will check it again (and sometimes again and again) before they let you sign the mortgage. If you want to buy new furniture for your home or change jobs, just be patient. There will always be time to do it after the closing.

Thou probably should not do any of the above unless you can afford it...or think you will be able to afford a house big enough to fit your over sized furniture because you could afford to rent one...Great list to give to buyers on a first meeting !

Hiy,  I love this!  I just had a buyer that did nearly every one of these!  She didn't understand what the lender meant when he said not to let anything change.  These commandments will be very helpful for me for future buyers!

Great advicde Chantal. I usually mention a few of these as I had buyers once who were a day away from the closing table and they BOUGHT a minivan because she was ready to have another child!  They couldn't have waited a couple of days????  ERRRR! Anyway, I love all 10 an hope you don't mind if I use it!  It is perfect for my package. Thanks.

Love it Chantal! We've been thinking about half-hearted talking about buying a house to flip for a couple of years now, and when we bought a truck last week, I was saying this very thing. but no one in my family was quite understanding my point: New Truck = NO FLIP HOUSE for a long while. I am going to be running a few copies of this baby and distributing it as I did you other post on FSBO's mistakenly thinking they are saving the commission.

Fabulous list and a great reminder of how to be able to qualify for a mortgage.

It is much wiser to be in the home before buying any furniture. You are less likely to make decorating mistakes when you are actually living there then when you are trying to remember what the room looks like.  - Just another reason to hold off on purchases.

Chantal, great post.

A great reminder to us that we need to constantly educate our buyers. What seems like common sense to us because we deal with it on a daily basis is brand new to them.

Think of all the deals that have been held together because their Realtor gave them this great reminder before it was to late and they made a major purchase BEFORE closing. It's the little things like this that show the Realtor's value in the transaction.

As a listing agent, it may be a good idea to give this information to the buyer's agent, especially an inexperienced one, so they can inform their clients.

My eleventh commandment for buyers is in response to something that happenend to my buyers recently.   Fully qualified, everything ready to go, really excited about the home.   Then the lender did the final income verification and discovered that this hard-working young woman had worked a lot of extra hours - glad to do it because they wanted some extra money for landscaping, furniture, etc. - typical newly wed needs.    She really didn't have much choise - others were not available for one reason or another and she was really needed.   Quick switch to FHA, getting gift from parents, some additional hassles, and they'll still get the house, but without the grant that would have made it much more comfortable.  

The problem was that THDA judged that she could make that much every pay period if she wanted to, and that would put her over the income limit.   In addition to the usual commandments given above, add "Don't do anything, however innocent it may seem, without talking to the lender and to your agent."

Excellent list!  I once had a buyer relocate here, but closing was on Friday and he was starting his new job (which is fine), but was starting on Monday.  Big no-no!  He had to run around, go to office and get owner of construction company to call Loan officer.  Luckily only delayed the closing an hour!

Yep - I tell my buyers the same thing once we get an accepted offer. Our agency has had deals fall apart because the buyers bought new living room furniture on credit and it showed up on the credit report a few days before the closing, messing up the debt to income ratio,

12. Thou shalt not ignore lender requirements.  Make sure you respond quickly to any lender request.

Those are all very good points, Chantal.  Thank you for posting.  It is important to remind buyer clients of these rules.  Some seem obvious, but others - like the furniture purchase - may get overlooked.  I had a buyer who pulled his money out of his checking account weeks before closing because he lost his debit card!  I couldn't believe it!  Fortunately, everything worked out.  However, it was one of those lessons I will always remember.

Hi all and thank you for the great comments!! These commandments actually came from KWU (Keller Williams University) and I just added proper credit in the post. I have to say that when the post got featured, I panicked a little that so many agents wanted to use them. Rest easy, I contacted Keller Williams yesterday and here's what they told me when I asked if other agents can use them: "By all means, yes!"

They are great and my buyers always laugh when we go over them but at the same time, I know it will keep them out of trouble down the road. Have fun with them!

Years ago one of my agents had a couple who kept trying and trying to buy a home. Every one they picked failed to appraise and the sellers refused to budge. Finally they had a contract and their mortgage broker came into our office one day smiling and saying "The only thing that can go wrong now is if they do something stupid, like buy a car."

You guessed it... they didn't just buy a car, they bought a fancy 4-wheel drive vehicle.

A couple of years later I heard they did get to buy a house, and a couple of years after that I had it as a Fannie Mae repo.

This is great. I always mention many of these to my buyers and assume their lenders do the same, but that is not always the case.  I actually 'caught' one attempting to buy some furniture before the closing on a buy now, pay in one year type of deal.  If they went through with that, it would probably have ended the deal.  Thanks!
