As the winter season is almost upon us in most areas of the country, one of the bigger concerns is the condition of the roof.  Fortunately FHA does not require a roof report or clearance.  However, there are two situations that may come where a roof report or clearance is needed.  The first is when the lender itself requires it, apart from FHA.  The second is when the appraiser notes a problem with the roof and notes it the report. In order to avoid any 11th hour problems with the necessity of a roof report or a two year clearance, the listing agent should pay attention the roof to see if there are any potenetial problems.  Better to deal with the at the beginning, rather than have deal fall apart.

Paul,

My buyers put in an offer on property which was accepted.  Had a home inspection on Tuesday.  Home Inspector felt the roof needed to be replaced.  A Roofer looked at it today.  He says the house will need a new roof.  My buyers are going FHA.  We'll see what the seller decides.  It's going to be interesting.  Have a good evening!
