Sometimes, all it takes is one quick pass through the house and you know you've got a doozy on your hands.

In this house, I made it to the closet in the converted garage.  It a bad picture but it was a cramped space.  I ended up writing a book just on the stuff in this closet.

I think I spent more time (and effort - getting into the panel was a chore!) than any other spot in the house.

Then I had to write it all up.

I know that I have a doozy on my hands when the Seller and the Seller's Realtor meet me at the curb. As I get out of the car, the Seller spits into his hand-held spittoon and says, "Yep, Sonny Boy, I built this place misself." I take a little extra time to get a second camera, some more batteries, another voice records, and some more pencils and paper. LOL

FPE panel?  I probably wouldn't have even tried to open the panel.  I call 'em out as a safety hazard and I tell my clients to replace 'em - no exceptions.

Russ, too funny.  My sister-in-law has a place out in Dulzura kind of like that.  It's an old pony express station that the county doesn't even recognize.  Made it through the fire though when most the places around her went up in smoke.

Reuben, even if it's an FPE, I open it.  But I tell my clients before hand what the issues are.  Then I recommend live load testing of each breaker per Jess Aronstein or replacement.  The problem is that I have several electricians that don't consider them to be an issue.  One sent me an email saying that by the time they're an issue they're 30-40 years old and should be replaced.  Hello!?
