Hi folks. We have another great discussion going on over at www.ShortSaleSuperStars.com. This one is about “highest and best” offers and how they relate to Short Sales.

Some Short Sale Agents believe that holding out for “highest and best” on a Short Sale listing is jeopardizing the Seller. They feel we are playing around and may cause the Seller to get foreclosed on because we didn’t get a contract in time.

Then there are those like myself that strive to get the best contract we can for our Sellers. We want to limit our Seller‘s tax and deficiency ramifications in the future.

Most of the Short Sales I deal with are "flips that flopped". Vacant properties that need to be sold. Unless there is a looming auction my goal is to have the property under contract within 30-60 days at a price I can justify to the lender. Highest and best is the offer I am looking for in this period of time.

One of the keys is that I know my market cold. I know what I can get for the property and how long it will take to get it. I'm not guessing and I'm not placing my Seller at risk.

I completely agree that the ultimate goal is to get the property sold. A Short Sale listing should never just sit on the market. They sit because agents are not familiar with the market and do not price the property properly. It has nothing to do with waiting for the highest and best. It has everything to do with lack of knowledge.

Hey Bryant, good post! I too think that highest and best is what we are after but we also need to add in highest and best in the shortest amount of time. I know there are some out there that still think that banks are goign to short sale for pennies on the appraised dollar but I have not found those banks yet :)

Bryant - The ultimate goal is to sell the house? What a novel concept:) And I love the no whining caveat.

Bryant - The contract I want is the one I know will be accepted by the lender. Also, I wish my market were a "30 day" market. Unfortunately, if I priced my short sales that low they would underappraise by the lender. But, that is me knowing my market!

Bryant - I agree1! No whining. I have my first two short sale listings right now and I realize this is about getting people out of situations, as grueling as it may be.

BB - If I wasn't so busy with listing the REO's and wanted to learn Short Sales from the Ground up I would be all over your group and the material you have prepared. It really does seem that you know more about this business than just about everyone else I know in the biz...maybe it's not your knowledge that is so important but how you think and how you utilize your knowledge...nothing but respect from San Jacinto, CA

Uh, I didn't know there was no whining... LOL. I have to get back over there and take a look at a few more things. Why oh why haven't you told all the listing agents in my area what the goal is? I am giving them your phone number, you don't mind do you? I know they are not on this page....
