Tweet, tweet says I!  If you'd like to propose real time information to your clients, potential buyers and sellers or just reach out to folks who haven't embraced all that the social media world offers...your words will now reach people faster than ever.

 

Think about someone looking for a Foreclosure in (Your Area)...you can post a specific property and there's a potential that they will see a short Twitter post instead of that blog post, that takes you minutes (or hours for some) to type up.  Quick info, quick response will equal an increased bottom line.

At Google, our goal is to create the most comprehensive, relevant and fast search in the world. In the past few years, an entirely new type of data has emerged — real-time updates like those on Twitter have appeared not only as a way for people to communicate their thoughts and feelings, but also as an interesting source of data about what is happening right now in regard to a particular topic.

Twitter is a really cool tool.  Personally I feel it's more on a news feed type set up.  Tip for you, post one "Hot Property of the Day"  I use FORECLOSURE ALERT as my key words to attract new followers.  It doesn't matter how much you follow folks, you want them to come to you and see what you have to say about real estate.  I Tweet about once a day, maybe twice.  I don't want to spam folks...

I like that my posts on Active Rain are also posted in my Twitter feed.  I haven't been using Twitter much recently.  However, each time I post an AR article (which is sent to Twitter) I always pick up a few new followers.  Twitter is a unique platform for business development.  I have lots of friends who do social media marketing and they swear by it.  Thanks for the info!

A few people have said they 'don't quite get Twitter'. Here is a great explanation that I heard that hopefully will help you understand the potential impact of Twitter.

Google is an index of the history of the web. Twitter is what's happening RIGHT NOW on the web. It's the pulse of the web in real time.

So if Google has become what it has become indexing the history of the web, how important do you think Twiiter will be 5 years from now if they meet their goal: to become the pulse of the web. I think VERY important.

Great piece of news Erica. When I started seeing this earlier today I was hoping that someone on ActiveRain had written about it already. This is very big news in my opinion. The search engines understand the power of Twitter and realize they HAD to make this move in order to  have some relevance for what's happening RIGHT NOW. Bing is on board with this as well.

It will be interesting to see how google integrates twitter results. I'm sure that their brain trust will figure it out, they have some pretty smart people there I hear :-). I wouldn't be surprised if Google or Microsoft snatches Twitter up before their valuation gets ridiculously out of control (if it's not already).

I guess my question would be exactly how best to use Twitter.  Normally it is about relationships and NOT about selling ourselves but this news means that tweets will need to contain our key words in order to help us with Google. I wonder if this will taint the social side of Twitter and simply lead to more spam?

Interesting, but not a good idea in my book. Twitter is like Facebook - you choose who to follow, and you choose who can follow you (yes, there is the risk of your tweets being re-tweeted to others, but the risk is usually small - most people seem to be more worried about tweeting their own opinions). When tweets are pulled into Google searches, they are then released for public viewing, including those who are not using Twitter. I'm sure this is not what many Twitter users expect. If Twitter wants to give users a heads-up about future tweets; i.e., "From now on, your tweets will be available to view by anyone in the world," and give people a chance to opt-out, then okay. If not, then I think it's an abuse of 'assumed privacy.' Could be I'm just a naive Twitter user, too.

I love Twitter, what is there not to love?  Very cool tool for real estate.  Helps build your brand.  Just hit 3800 followers, hope to get to 10K, soon.  I only follow after being followed, this way you get a better audience.  Don't go out and follow Top 100, it's a waste....only target people that subscribe to you.  Again, only follow those after they follow you.  Much truer list.

I tweet and it drives big numbers to my web site and blog. Whenever I tweet about a post I have written, the traffic to my web site triples, sometimes more. Yesterday I had almost 200 unique visitors to my blog because I tweeted 4 times about it. I think that's pretty amazing!

I'm glad Google will be picking up tweets. That means my efforts on twitter will pay off even more.

The side benefit of this, as I see it, is that it lends some additional credibility to Twitter. This will add more users to Twitter - local, real, breathing, working people who have or will have housing needs.

I have had outstanding success using Twitter as a place to meet local people and add them to my SOI.  I use it for way more than posting listings. 

Primarily I look for local Twits, start following them and then join in THEIR conversations.   I talk very little about Real Estate except to let them know it's what I do. I make casual coments about what I've been doing, like I was Looking forward to a cup of tea after after 4 hours of sloshing through mud showing houses but my client needed to find something right away 

Sort of like when you walk into a cocktail party I wouldn't start walking up to strangers and handing out my cards and asking them for referrals.  I would just introduce myself and try and join the conversation.

I have had 3 lunches in the last few weeks with local people that did not know I existed until we met on Twitter.   I am currently promoting a "Tweet-up"  (real life meet up for Twitter people) for next week one evening to go out and watch the Yankees win the World Series :) 

So when this new Google search feature hits the public perception and people start finding Tweets in their Google searches it seems likely that many of them will begin to realize that Twitter is worth looking at.  When they look at it if they sign up,  I'll be able to find them in local Twitter search and add to my SOI some more.

I know everyone's got their own style but I truly am always a little confused by business people who don't want to meet real life local prospects simply because they are hanging out on line.   All of the people on Twitter actually live in houses or apartments and they will all, at some point, want to move to a new place and they all have relatives and friends. It is, imo, about being a part of the community - which is what being a Realtor is all about.

I'm not looking forward to scanning through tweets to find what I'm looking for. Nor am I interested in losing my number one rank on google due to excessive overloads of CURRENT info. I believe blogging works just as well to get to the first page of google to inform everyone what's happening now.

For most agents twitter is an obscure concept. I think all this technology is great if you have dozens of potential buyers looking for the same type of property following you. Then yes, it is faster to tweet than to call each prospect or email. Although group email is pretty powerful.

I am curious to see how they weed out the spam tweets. You have limited characters to substantiate your tweet as legitimate. I just don't see how you can fit in keywords to properly identify your topic while keeping it short. I am all for it and will provide updates as a service to my clients, but I am suspect of how it will work in SEO.

Wow, hot topic!  I'm amazed by a few comments about the lack of value Twitter can offer.  The great part about Twitter is the option to follow people or companies that provide a value to your life.

The folks who are commenting about walking their dog or what they ate for lunch aren't my cup of tea.  That is the "social" aspect of Twitter.  I want the networking perks.

However, from a business stand point, you can promote a marketing special, listing or event to drive people to your blog or website.  If you provide local information for your area...people will follow you.  I only include a "personal" tweet every few days to show that I'm a real person too.

I've had over a dozen contacts directly to my phone or email based on Twitter posts.  I'm still learning how to effectively provide value to my followers and how to attract more.  It's powerful and the average Twitter or Facebook user makes more money and tends to be more credit worthy. (According to polls and stats)

I'm sure the Google SEO gods will figure out how to filter through all the garbage.  After all, how much garbage is posted on the Internet everyday?  Twitter will be a shorter sort since it's less words!  LOL

This agreement between Google and Twitter will provide excellent networking/business building potential for those who put it to use and use it properly. Time to get thinking about important information that you can tweet about your area, your business. I agree that tweets about what someone had for lunch, etc are my cup of tea. -- But you also need to keep in mind that people work with people, so you need to be the real you. Don't forget to think about what keywords are important to your topic. Put all the pieces together and this can make a big contribution to your online marketing success.

At first I was skeptical about Twitter. My argument was "Who wants to know what you are having for dinner tonight unless you're invited"?. I created an account about 12 months ago because of all the hype and then put it on my to do list. I have been very busy lately working on my site lagunaagent.com but decided to move forward and give it a go. I have been actively using twitter for about a month following a few people of interest and I have found it to be a good place for tips, savings ideas etc. Occasionally I tweet out to any one listening if I have a buyer looking in a particular area or any new listings our office has. I will very seldom tweet anything that has no value unless I feel like joking around with people I know. There is a app for face book and other social accounts you may have that will update each tweet so you can multiply each tweet to most of your social audience. "I Tweet about once a day, maybe twice. I don't want to spam folks..." Good point Erica I'm the same. People that tweet to much about their personal life or pruducts don't stay on my follow list for very long. This is critical for Twitter, I think you will see many more active users.

Now that Twitter is being carried by Google we might see something to deal with the users on Twitter who just use feeds.  I think a lot of them don't even log into their accounts, but are happy to spam their followers.

Tweets on Google: they'll be opening the floodgates to a morass of drivel -- as if Googles search results weren't already flooded with useless info.

 

But don't dismiss this new Twitter/Google "winning combination" -- because if your tweets are succinct and use good search terms/keywords, you may just pick up some clients.

 

I use my some of my five Twitter accounts to update the web pages I write. It's quicker and easier than writing the html, LOL.

There are "holes" in privacy protection that sometimes happen to private tweets, allowing them to be indexed on Google and elsewhere.  Always good to remember the old saying, "Don't put anything in writing that you wouldn't want to see on the front page of the New York Times"

I don't understand Tweets on Google. Maybe I'm reading this too fast, but with the things people tweet I wouldn't want it showing up on google. It would just clog things up. I love staying on top of the social media stuff so I'll keep my eye out.

Quite interesting.  I am curious to see how it affects rankings in Google.  Time will tell.  Technology can be a very useful tool... if used right!
