I totally agree with you, however, I have found that many agents are for the idea, but have trouble "selling" their clients on it. I have also recieved some negative feedback from other HI's about the idea. I wrote a blog at http://inspect.terapad.com as well as on this site about the same topic.

I think it's a great idea, however I believe that people are just getting used to doing inspections.  It also leaves it open for the buyer to spend $ on other inspections that might ultimately hurt a deal.. I find that the purchaser is always looking for a way to get more money from the seller for repairs.  They are unfamiliar with the fact that inspections aren't always perfect and small things can turn into nightmares. Other than preparing them ahead of times what are some suggestions that you would recommend for buyers?

Anybody buying a home, selling a home, or just looking at homes should understand that houses are like poeple... They all have problems.  Some have less problems than others and some are harder to solve, but all are unique. Getting held-up on little things like window locks and drain-stoppers is like getting rid of Uncle Earl because he never buttons his pants.  If somebody loves a home, nothing should get in the way of buying or maintaining it.
