"Just Don't **** Up Escrow!"

"Just don't **** up escrow," he said matter-of-factly.

Recently, I have been talking to a lot of REALTORS® about the type of services they really want their "repairman/ handyman" contractor to provide. I talked to a REALTOR® yesterday that pretty much summed up what REALTORS® have been telling me with the comment, "Just don't **** up escrow."

Some other responses:

"...repairs done quickly, so that it does not hold up escrow."

"I don't want the inspector to scare away my clients."

"Just get the job done quickly and get out of there."

"I appreciate an inspector that understands they work for the Realtor."

Our goal is to provide quality service to the real estate community. Our motto is "When you need it DONE RIGHT... and DONE RIGHT NOW!"  We want to make sure we are providing this service to REALTORS® as well the consumers (home buyers and sellers). After all, at the end of the day, isn't that who we are all serving, the consumers? What I find somewhat disturbing in talking to agents is that there seems to be little regard to understanding the product they are selling to the consumer. With nearly every home on the market today having repair issues, the agent seems to be more concerned about "closing" the deal than "disclosing" the deal.

Imagine buying a used car and asking the car salesman for a car inspection by a certified mechanic. The car salesman says, "Sure. I actually recommend everyone get a mechanic to inspect any used car they have interest in. In fact, I have a good mechanic I can recommend to you."  The car salesman calls the mechanic and says, "I am going to send you a referral, just don't **** up the sale."  A second salesman does the same, however, he tells the mechanic, "Please provide a thorough inspection on this vehicle so my clients can determine if this car will provide the safety and security they are looking for?" Who do you want representing you on your next purchase for the family car?

Given that nearly every home on the market has repair issues, what do you think home buyers really want to know? The truth... or "just don't **** up escrow?"

Ironically, we got a service call today from a REALTOR® that needed a roof certification on a property in order to close escrow. We actually had performed an inspection on this property a few weeks ago. There was an obvious issue with an improperly mounted HVAC unit and other issues with the roof that needed to be cured, which we clearly stated in the report. We warned both agents that this issue could be a major problem in closing escrow. This is a bank owned property and the listing agent refused to take the issue to the bank, "This is a minor issue, let's just get this closed, or I will sell it to someone else." The buyers bought into the pressure and decided to "just get it closed." Well, we just had our first rain in months a few days ago (5 days before escrow was to close) and guess what happened? You guessed it, roof leak! The roof did not pass final inspection, and in order for the loan to close, the lender is requiring a roof certification. Hmmm, now, look who "Just HELD up escrow?"  What did you think I was going to say?

Wow, a repairman who actually understands the closing process and works to facilitate a clean and easy transaction? I can't believe it! If you ever feel the desire to move up the coast to Vancouver WA, I can guarantee you work!

I come from a 14 year stint in the financial services field providing construction loans and construction management for home improvement contractors and their customers, so that helps in understanding the closing process.  Thanks for the encouraging word. Maybe someday we will be up your way!
