John, this is a terrific list for buyers to consider when purchasing a home.
I would add, selecting a lender based on a low rate rather than reputation and overall costs of the loan including all the closing costs.
Also, selecting a lender who promises a rate too good to be true who won't deliver it and will switch to a higher rate at closing or right before.

You are definitely correct on that. Buyers think rate is everything when trust and condifence in the numbers disclosed is way more important. I just got a refinance from a past client because he went with lender with rate that was too good to be true and when he got to the table rate was 0.5% higher than he was quoted. Lucky he was smart enough not to sign and called me as he was leaving attorney office apolizing and asking if I could still help him refinance.
