I have not used all of these so I cannot attest to their effectiveness. A few of them may sound cheesy so use them wisely. They might be good questions to ask to gauge your buyers level of seriousness.

  1. Do you like it?
  2. Do you want to buy this home?
  3. Can you see yourself buying this home?
  4. How does this one rate on your list of possibilities?
  5. If you bought this home what would you change?
  6. What do you like and not like about this home?
  7. Does this home fit your needs?
  8. Where does this one stack up?
  9. Would you consider living here?
  10. What is your favorite part of this home?
  11. Does this home fit all of your needs?
  12. Does this home fit all of your wants?
  13. What don't you like about this home?
  14. Is this one a possible buy?
  15. Would you like to own this home?

I think sales professionals call these pre-closing questions. What questions do you ask after a showing?

If they seem at all interested I usually ask "Can you see yourself living here?" Depending on the answer I might follow up with a why or why not. I don't really see it as a closing question so much as a way to get more insight that will help me narrow down choices.

If it's an investor I'll ask something like "Do you think you could make something out of this place?" They'll usually then tell me whether or not it fits into their business plan and why.

I tell buyers, especially when we are just starting our journey together, that I can learn more from what you do not like about a home. Sometime buyers can not communicate what they are actually wanting in a home. Sometimes they really don't know! So dislikes voiced can be more enlighting than likes!

I love all of these questions.  Did you ever take any classes taught by Jeff Shore?  This is in line with his method of teaching/sales?

Thank for reminding me of some of them.  They are all good questions to help get the buyer to the point of making an offer.

I ask them to rate the house on a scale of 1 to 10; 10 being the best.   I tell them our goal is to find some 9's and 10's for them.

I always "de-brief" my clients after showing properties, though my list of questions is not as complete as yours.  My intent is to develop a "short list" of acceptable homes, as quickly as possible.  When we have at least three that meet the basic buying criteria, I urge the buyer to prioritize them and make an offer on the top choice NOW.  Too many homes are lost to buyers because of indecision and protracted searches for "the perfect house".
