I could have used a steriod needle to symbolize 'enhancing'Alright folks, it's time again for me to bribe entice you with ridiculous amounts of points. The last few times it was me giving you lots of points to do a few things you should be doing anyway. This time I'm going to bribe you to help your fellow bloggers.

I have a hunch that not as many people are going to be able to participate because I get the sense that not as many people are doing this. Doing what? Glad you asked.

How are you using your blog to enhance your existing relationships with clients and prospects?

I had the pleasure a number of months ago to speak with one of our local ActiveRain members at the REBarCamp held in Seattle at the Zillow offices. One of the questions I asked him was how he was using his massive library of content to reach out to his existing prospects? This was a 200,000 point plus member and he must have had 300-400 posts in his archive at the time. I assumed he must be leveraging all that content with his existing database or sphere.

His answer? He wasn't. He was only thinking about his blog in terms of how it could help him find his next client or prospect. This was a little bit shocking to me (but obviously not shocking enough to do something about it then). It's come up a few times in the past week in conversations that I've had with other members as well. So I thought it was time we all put our heads together and we wrote about how each of us is using our blogs to reach out to existing prospects and clients.

Think about it for a minute. How many of you have people out there who are in some stage of looking? How many of you out there have leads (prospects) that have landed on your website and come back to look for houses every now and then? How many of you have former clients out there that you don't do a very good job of communicating with? Do you think you could use some of the content you have written to enhance those relationships? I think you can and I think you should. From what I have seen, people are so focused on using their blog to attract that next prospect, they forget how powerful it is as a tool to enhance their existing relationships.

The Challenge:

Write a post detailing how you have used the content of your blog to reach out to an existing prospect or client.(The key word is 'detailing'....we want examples, a play by play of how you utilize your library of content). This is going to be tough for some of you because you are not doing this. I don't think I'm going to audit you if you were to come up with an idea and write about that idea. That would be just fine. For those of you that don't have any idea.......you won't get the reward.....but your reward will be much larger. You will learn how to use your content to enhance relationships with your existing prospects and clients.

The Reward:

5000 points for every blog post that details how to use your blog to enhance relationships with existing prospects and clients. (limit one 5000 point reward per person). I am going to judge the posts. If I think you threw something together in an effort to get 5000 points, I may only give you 500. However, there will be no first, second and third. Every post is eligible to get 5000 points.

What would be some examples?

Did you complile a bunch of your posts together into a relocation packet? Do you send that relocation packet to every lead that registers on your webiste? If so, share with us what you put in the package. Share with us how you determine when is the right time to send that to them. Did they appreciate it?

Do you use your blog posts in a monthly newsletter that you send to your past clients? What kinds of posts are you including?

If you have someone you are working with ask you a question, do you use that opportunity to highlight their question in your blog and then send them the link instead of sending them an email response? Do you post the link on their facebook wall instead of emailing it so that their friends can see as well?

I don't know how you are using your past posts to enhance your relationships......and I'm not alone. We want answers!!

Good question......ummm, a steroid needle has steroids in it? The reason I made that my description is because when I did a search on istockphoto.com for 'enhancing' all the images were of needles going into baseballs or lips.......

My... I do this but I have not thought about it in those terms... I have blog posts on explanations of contracts that I send to someone that has questions about the offer process... I have posts on the covenants of different additions that I send out to people who are interested in Raymond Gary... I have blog posts for people who want to know how much their taxes are going to be.

I send out links to posts. BUT have never thought about it the way that you described it.. Needless to say "I'm in."

Bob, this contest inspired me because I realized that our blogs do make a difference in the lives of our clients by answering their questions about our communities and offering information that they can actually use to make a decision whether to buy or sell with us.  Here is my post and I will be working on the idea of packaging them for relocation clients, posting on my Facebook wall and adding links to them on my online newsletter... great ideas!

I started my newsletter, Plain English, more than a decade ago. My first broker told me to "know my market." Since I was fresh out of newspapers, I started studying the statistics and sent out my newsletter. I still mail out the newsletter on a quarterly basis, nothing canned, all original. But now I post the info as a blog, as well. I sometimes do a mass email to all my prospects in one of my sites.

Great idea,  When I'm finished showing property to the 3 people who found me through AR this past week, I'll try and take some time to put something together...This site works!  I'm crazy busy here, through this AR site.

Most of my business on a weekly basis is coming via my AR blogs...My son, David is also seeing what the value of AR is...just read his latest post, Google+Facebook+twitter and One single post - Time Optimization - which explains how to incorporate AR into the rest of the places one might find another member of AR...and sets the link for anyone who wants to link into the AR groups.

Hey Bob, first I want to say thanks for fixing the issue I had with my url for my outside blog.  I hate to be so AR :)  I appreciated the call and the fix!  As for building relationships, I am using my outside blog for so many ways of staying in touch with my family, friends, and SOI.  Here is a blog that I emailed to everyone in my sphere tonight to wish them a Happy Halloween.  It's the little things that often net us the biggest results.  Thanks for making it so easy to do!

First idea that comes to mind is having some postcards made up with info about my blog and using that as a tool to go doorknocking.

Nothing to do with wanting to list their house, just an easy way to say "here, read about what I have to say and get some really good info when you have a few minutes"

Another is to do an bulk email with my iContact database and ask them to contribute and comment on my blog.

Hey, maybe I'll offer a contest just like you have for those clients who post the best ideas about home improvement tips!!

THAT'S WHAT I'M GOING TO DO!  I'm going to offer a $50 gift certificate to the client that posts the best ideas about home improvement!  I'll send it out this week on my iContact database.

Ouch. As I've read this post and responses, I've come to understand how much more I can do to be better. I love the saying that "All of us are smarter than one of us." How true and how proven by this dialogue.

I wish I could share some fabulous way in which I have been using AR but the fact is that I've been a member for nearly 18 months and it's just in the past 3 weeks that I have finally began to "get it."

For me, my response is more of a commitment rather than something I've actually already accomplished. Points or not, thank you all for the inspiration and ideas.

Hi Bob,

I have been re-licensed for 34 days and an Active Rainer (thanx to Al and Peggy Cunningham) for 13 days.

My Blogging knowledge was nil 13 days ago, and I am still a veritable newbie at this.  I try and spend some time daily learning about this "new-to-me" activity.  Though I haven't had the time to fully implement my strategy, I have developed one.  As with life, it is a work in progress and will change through trial and error and the acquisition of more knowledge and skills.  Thank You to all the Active Rainers that have been so friendly and helpful to me.  Here is my entry.  I learned how to create a link about an hour ago =)

Old Active Rain posts if written right and salt peppered with video embeds, links, images can be recycled, used over and over and never go out of style in strengthening email connections with past customers, sellers you want to stay in the minds of. Also relocation, retirement, investment, recreation prospects who come into the office for the intial visit and are in slow lane for purchasing...these same blog posts sent in an email attachment..especially the newsy local slant written "what is happening in your hometown" are most appreciated, highly effective.  These are a few examples of how we use blogs written specifically to be attached and as a resource to save time saying the same thing over and over to the groups we court, spark, work hard to stay in touch with. One time write and use as resource. Like the Fuller Brush salesman of yesteryear that always left the door to door customer something handy, a little gagdet to be remembered by. Well written blog posts with large clear images, helpful links, videos are like that. They provide answers to questions, work great.  Whew..just made the deadline when everyone turns in to a pumpkin. Thanks Bob.

These are some amazing entries. Fantastic job everyone and thank you so much for sharing. I'm not 100% sure when I will get the points awarded. Everyone will get something. Many will get full credit. A few may even get additional credit.

I hope to have the points awarded by Thursday but don't hold me to that. Anyone contacting me prior to next friday Nov 13th will get half as many points as they should have, hahaha. Not really, but please be patient, there are a lot of posts to go through.

A little insight to how I awarded points. Like I said in the post, not everyone would get 5000 points. I knew the massive number of points would entice a few people to throw something together, which is fine. Everyone got something. I think 2000 was the least anyone got.

I went through and read every post first before I awarded any points. I wanted to get a sense of what an exceptional post looked like so as I awarded points I would have something to gauge it against. I was also looking for fresh new ideas. Fresh ideas were given extra weight. As was this line from my post: "The key word is 'detailing'....we want examples, a play by play of how you utilize your library of content"

Many of you put the ideas out there but didn't detail exactly how to do it. If you send out a newsletter, what newsletter service do you use? If you print stuff up to send out, what print service are you using? The idea was that someone could read the blog and follow it step for step to replicate what you actually do.

At any rate, there were some amazing posts and pretty much every post is worthy of reading if you need ideas of how to utilize your library of content to enhance relationships with your existing clients.

Given the time, I may try to go back and compile the top ten posts. I wouldn't hold your breath for it, but maybe God will make 28 hours in a day and I'll have time tomorrow. You know what, I can do it. Maybe I'll give myself 5000 points for doing that and get closer to 100K :-)

(or maybe one of you compiles the best posts and I'll give you a handsome reward........you never can tell)

Hi Bob-  Thanks for the points!  We wrote ours while on vacation in Puerto Rico with an unsecured wireless connection from a nearby Sheraton.  We were petrified that it would go out on us before we could finish! The battery ran down and we had to dash back to the ship to charge the laptop, then finish the post from an upper deck - on a different connection before we sailed our of port! It was great to challenge ourselves AND EVEN BETTER that we can read the posts of so many AR friends and find out what people with more experience are doing to "syndicate" to their clients and customers. Thanks again for providing extra fun in the forum.  --Sara
