Real Estate - Homes for Sale in Austin TX and Central Texas rose 6.4% in September!!  That's huge!!  That's the first substantial increase, year-over-year, in more than two years!!

Homes for sale Austin TX sales increaseWhat else did the Austin Board of REALTORS® report?? The median sales price in the area was also up, by 2% to $185,250.

In August, homes for sale were strong with 1748 closed transactions. However, in September, which is traditionally a slower month since school just started back in session, closed transactions were at 1780 strong. To compare, there were only 1673 sales in September 2008.

There are many reasons why we're having an increase in sales, and it's not just the $8000 tax credit for first time home buyers. Have you looked at rates lately? They're well below 5% still. I'm not a big fan of the tax credit because, as a country, we're already broke and shouldn't be handing out money like that.  However, I'm a huge fan of the low interest rates!

Because of the rates, people are still able to sell their starter homes and move up to larger homes, and potentially keep their same mortgage payments.  How great is that!  They could have an 1800 sqft home with an interest rate of 5.75% and turn around to buy a 2500 sqft home with an interest rate of 4.875% and equal out the price to payments.

Even if your family isn't getting larger, your kids are getting bigger and need more room.  This is the perfect time to make that change!

It's funny, but every time my Austin and San Antonio friends post numbers, they look much like ours here in the Raleigh area.

I guess if folks aren't moving here, they're moving to your area instead!

And when they tell me they are, I'm sending them to you!

Well done Donna!

Craig, That is strange that our markets are so similar.  And I would definitely take care of your referrals.  You should read what makes me laugh right here!

Michelle, I sure hope so, so we can get some sellers off the fence... however, they just lost their buying power.  They'll get more for their house, but pay more for another house.

Great posting Donna, I like how you motivate sellers by comparing what the current low interest rates mean in terms of how much house you can buy for your money now.

Mike, Thanks!  I hope it helps get sellers off the fence, as it's not just buyers sitting there.

This blog is to help educate Buyers, Sellers and even other Realtors across the country.  Each market is different and the way Real Estate is done is different.  Austin Real Estate is completely different than Dallas, California and Florida and everywhere else in between.  Some times there will be other things besides real estate as I like to rant and rave as much as the next!!  Come back often!
