1.  Stage your precious gem of a home
 
Something as little as an odd colored wall of paint in the dining room can steer homebuyers out of your house as quick as you can say "Wait!"  Now the best way to avoid this is to Stage, Stage, Stage.  Sellers with staged homes end up with an average of 6.3% more than those sellers that do not stage their homes.  Plus, staged homes end up selling in half the time!  What seller doesn't like these statistics?  The easiest and most dramatic change includes a fresh and neutral coat of paint.  This will instantly change the look and feel of your home.  Other options include adding plants and greenery, hanging paintings on the walls, changing out fixtures, and adding furniture which utilizes the space better.  I know you are probably thinking, "I don't have much money to spare when it comes to investing more into my property.
