Related to finding buyers (for your seller's listing perhaps) and sellers (for future buyers), the agent is continually prospecting for listings in person or mailing owners of expired and withdrawn listings or "for sale by owner" letters, following up these letters with phone calls after determining if the potential client is on the do not call list, updating their websites with any new listings, SIMULTANEOSLY CONTINUING THE ENTIRE PROCESS ABOVE for other clients (listing side), attending team meetings, updating website content, paying office bills, attending inspirational sales meetings/seminars, attending continuing education classes, attending office events, showing properties (buying side, which involves coordinating schedules with sellers and listing agents and buyers, determining which properties are good fits for your buyer clients, researching those properties by calling the listing agent, running price analyses on several properties to make sure your client is not going after a home that is overpriced, keeping your car clean for carting around clients...)

Time involvement on travel to and from the seller's home, assuming the client lives ½ hour from the office (in NH, the travel distance is often more) is estimated to be at least 15 overall trips to the home and back to the office which immediately translates into 15 hours- I have never been under that many trips for ANY listing. 15 hours.

Time spent doing the pricing analysis and marketing plan and write-ups of same- 10 hours

Time actually spent physically or in email or phone contact "in front of" client to secure the listing (explaining the pricing analysis and your marketing plan) and bringing them through the listing paperwork to the point when the sign is posted is roughly seven hours.  Add to that time to take photos and measurements of the rooms, gets one to eight hours-  8 hours

Time spent in meeting the professional videographer at the listing - 1 hour

Time spent in preparing multiple listing packets for the house for when buyers are shown the property, including copying time- 4 hours

Time spent in making and printing write-up for the house - 2 hours

Time spent in making and recording message for sign rider - 1 hour

Time spent in postcard and ad preparation, mailing list identification/scouring for already listed against mailing list and actual mailings and placement of ads in newspapers or other appropriate publications, webmaster contact and emailing of materials and content- 14 hours

Time spent monitoring the listing via website statistics, running reverse searches and calling all the agents whom have matching buyers personally, showing log, capturing feedback from showing agents, emailing clients on progress/ideas or number of showings or website hits, discussing revisions of marketing plan or MLS presentation -  24 hours 

Time spent delivering (driving) agent postcards to various offices (500 postcards) - 6 hours

Time spent in scheduling/attending showings of the property (assumes that the listing agent shows his/her own listing 5 times and that owner/seller allows single broker showings for cooperating agent showings, does not include travel time to the listing as that was included above); 5 showings at 1 hour prep time to schedule and 1 hour of time actual in front of prospective buyers at the home- 6 hours

Time spent in inspection negotiations and write-ups- 5 hours

Time actually spent at inspection - 3 hours

Time actually spent at appraisal - 1 hour

Time spent with movers and at walkthrough (includes driving) - 2 hours

Time spent driving to/from closing office - 1 hour

Time spent in the closing 1 hour

Time spent streamlining the file for the office history and follow-up paperwork - 2 hours

Time spent picking up sign including driving 1 hour

I don't know about you, but getting a commission check is like Swiss cheese, there's holes taken out but it's still delicious and satisfying.
