And you just may want to have a talk with your seller clients, about being sure to diclosing about any kind of Mold problem they may have had. After you read this.

The Standars of Practice could very will say, systems and conditions that are not within the scope of the inspection include, but are not limited to: environmental hazards, lead paint, toxic or flammable materials, asbestos, and radon. Pest infestation, portable appliances, like washer, dryers, window air conditioners. Security systems, telephone or in home television systems, fire or lawn sprinklers systems, swimming pools, spas or worlpools. Playground or any other recreational or leisurs equipment. Below ground septic or drainage systems, water wells, zoning ordinances, or any items that are considered cosmetic in nature. If the Inspector makes any general comments about any of these systems and conditions of these systems are informational only and do not represent an Inspection.

Good post and I recommend everything from an inspection to crime reports but I do think we go to far. But in this world what can you expect. I give them a one page suggestion and then let it be on them.

Dale, Strange story, that home must have been really old.  I've only had a mold test done one time because the owner was complaining.  I had to hire a specialist who took air samples and all of the tests came up negative.

foreclosed on. When helping First Time Home Buyers a specially, we can not go to far. When helping them with their home buying needs.

Harry - Glad you found it to be of interest. Being a
Certified Professional Mold Inspection
Investigater, I'm always on the look out for storys as this one. About the family, in North Carolina. I've written a few other blog posts on Mold, and will be writing more on the subject.

Carl - Haven a Mold Inspection, is highly important to have, when a Home Buyer is looken at a foreclosed home to buy. When folks are being made to leave their, they sometimes do things with out thinken.

Jane - I do belive the area it lcoaled in is in an older part of town. I just did a Mold Inspection, of a home the owners had been told they had Mold. Everything come up negative with the home. The owners felt alot batter known they did not have any Mold.

As you and I know, not all home sellers list every thing on the disclose paper work. And when the home is Bank owned, all they usual put, is never lived in the home. I do believe Banks should have to go to the homes they own, to look it over and fill out the discloser paper work.

Hey Dale! Interesting topic and very spooky! :) I was just in a disclosure class hosted by a mold inspector who told the story of a soon to be mother who purchased a home with a "black biological contaminant" and ended up with a baby in the hospital because it was not properly taken care of. Her agent's E&O took a hit for that one.
