THE WORLD IS MY OYSTER, I MEAN SOI. 

A comment made by Jim Paulson to a post by Jennifer Allen about "client appreciation parties", and SOI was very interesting. 

Back in the olden days, I did, indeed, workan SOI.  The operative word is work.  It was the way I was Homefinders Malltaught.  Anyone remember Sweat Hogs???  Anyone remember 10 calls a day,. . . . ??  Anyone remember door hangers???

ALONG CAME THE INTERENT.  For me, it came in December 1994 when I had a pathetic black and white monitor with a computer slower than molasses, DOS. Yes, DOS.  Anyone remember DOS.  Yet, with that pathetic system, I was able to subscribe to an Internet connection through one of the few ISPs in 1994, Digex.  A sorely limited program by today's standards.  However, it gave me Veronica and Archie and BOOM!!!  I was searching the Internet.  I WAS HOOKED!

I said to myself, "Self, this thing will change the world!". 

By April of 1995 I had researched "Internet schools" and enrolled in a class for "Internet for Beginners".  I learned little because they concentrated on e-mail and had MACs.  But, it was just more food for thought and one thing led to another and by May, I had plunked down $1,500 cash money for a local ISP, web design company to make a web page for me. 

RELOCATING HOME BUYERS ARE MY MARKET.  My goal from the beginning was to appeal on an international level to relocating home buyers.  That's is precisely what happened and hasn't changed to today.  Relocating across town or across the ocean, "We can help".  The domain name "homefinders.com" was obtained in May 1995 and never limited me to any area or type of service except that the content was always directed to home buyers. 

SUCCESS on the INTERNET.  My web site was wildly successful from the beginning.  More successful than I ever dreamed.   I left the broker I was with, opened my own brokerage and eventually hired a number of agents ALL TO SELL HOMES TO BUYERS THAT RESPONDED TO MY INTERNET ADVERTISING.  

ALONG CAME GOOGLE.  A GAME CHANGER!!   SEO became the name of the game.  I matured along with Google and learned every step of the way.  I still do.  I or my agents and network of referral agents and brokers have sold homes in MD and Northern Virginia from buyers relocating from Japan, Tiawan, China, Africa, England, Ireland, Germany, Norway, Spain, Saudi Arabia, Iraq, Iran, South America, Mexico, Canada, and more, and all across the USA.  The world is my market area.

So, when Jim Paulson says that I do in fact have a SIO, he may be right.  However, it isn't family and friends, neighbors, community, etc., it's those 45,000 daily viewers of Homefinders.com and other web sites that does the job.

MY SIO IS THE WORLD!

Lenn, I have been with Jennifer on the SOI for about a year.  I love the enthusiasm she brings.  And, yes, I remember 10 calls a day, door hangers, the whole nine yards.  I still do it most days, and I still farm and flyer neighborhoods.  I try anything and everything to market homes.  But, I love the Internet, the webinars and Active Rain especially.

  Times change....and for agents who don't...the are left without any part of the alphabet....we touch in cyberspace...reach out nto the blogosphere...AND our SOI gets snail mail every month...loves it...responds to it....refers from it....no 3 letters are the answer to everything....it's just the ABC's of marketing...and we know you know that....have a prosperous weekend !

Hi Lenn,

I do remember Sweat Hogs!! 10 calls a day..no problem..I carried a picture of a cruise ship on my visor along with a picture of a University and a Lexis! I've now been on 38 cruises, my 2 kids are through college (debt free because I took no loans) and I drive a 460 Lexis. Hard work and changing with the times..we had our first Internet site in 1995 and now have 2 more..SEO is the name of the game and I'm having fun and still listing to last! Remember CITO? I still believe in this with buyers.

Lenn - You are really a pioneer, and it's great that you share your vast knowledge. I do rememebr all of those things, but I wasn't in the real estate business at that time. It sounds like a little bit of fun, along with a little frustration.

Sounds like my own story Lenn!  I used to cold call, knock doors, mass mail etc.  Back in the day I was even known as "Mr Postcard," because of all the mass mailings I did.  Today, I do none of the above, I have more free time, and I make more money because of the Internet.  We have also sold homes around the globe to buyers from Ireland, England, Japan, France, Italy, Dubai, Canada, South America all directly from our Internet.  Nothing has ever produced as much results as the Internet.

Hi Lenn,

In 1994 I was on a slow computer and banging out warranty deeds and affidavits of title and such on an IBM selectrix typewriter.  My computer at my boss's office, a real estate attorney, wasn't connected to the Internet, I had to go home for that and watch AOL churn round and round and round.

I am so grateful to the Internet.  It has allowed my SOI to open up nationally and my friendships now stretch internationally.  It has also allowed me to work most days from home, thereby being able to mother my children.  That is the thing I am most grateful for.

Sounds like your journey has been a great one. I wish I have gotten into real estate a long time ago. Always drawn to real estate, I toyed with the idea for about 10 years before I did it. If course I start finallly decide to do it when the market is absolutely insane (lol). It has been a challenge and so much to do, not enough hours in a day. Sucessful stories are a inspiration and appreciated when shared! MANY THANKS

Hi Lenn,  I'm all about working my sphere but, working the internet goes hand-in-hand with my SOI in my business model.  Those internet-driven sales BECOME my sphere and I just LOVE the new additions each year.  Who ever thought two middle-aged women would be keeping up with this technology like we do?!  You do a far better job of it--I certainly don't generate 45,000 visitors per day but, my smaller following has been my life blood for the past two years!

Debe. I made a correction.  I don't get 45,000 daily visitors to Homefinders.com.  That's about what I get from all my web sites.  It's closer to 50,000 but not all come from Homefinders.com.  That was a mistake.  Of course, all of my new business is from the Internet.

Lenn - The Internet is where I enlarge my clientele. For the past 2 years, my Internet surpassed business generated from my SOI. But lately, it has given me a new outlook - and I've been slow to notice that even within my SOI, there is business to be generated from it. There is nothing that gives a better word of mouth endorsement to say, "This is my Realtor, Lenn. When you are ready to buy a house, Lenn will be there for you just as she has for me". Nothing more powerful from the SOI, in my mind.

Whereas if you work with an Internet lead-turned client, there is still a period of "I'm not sure if this would work out" unless the Realtor can take it from "there", to quickly build repoire and gain clients' trust.
