Touring foreclosures in Central Florida is always an adventure. You just never know what you will find. Folks facing foreclosure have a tendency of taking out their frustrations on the property. I’ll never understand why.

Hmmm, me thinks Brenda doesn't see many foreclosures if she thinks that one is "bad shape".  I thought it looked pretty good in comparison to some I've viewed and listed.  Human sacrifices eh?  Do you suppose the bodies are buried in the back yard?

Hi Tammy, I have seen just a few foreclosures, but you are right...not many :o). Of the ones I have seen, they are mainly missing fixtures or appliances or both.  I really kind of shy away from those and short sales as I am inexperienced with them.

Reminds me of a few foreclosures around here. The mold word worries me more than the lovely carpet! I agree some of these makes you want to go straight to the shower. When you said that, I cracked up because that was just what I was a thinking!

I have been feeling like I am past due for a carpet shampoo.  Boy, does it ever look good to me compared to this!  Bleck!!!!!

Hi BB - I have a seller who was so careful about her carpet all the time she lived i the home that everyone removed their shoes when they entered.  But after she moved, I found the carpets a mess.  Turns out the moving guys did it.  Their shoes got all muddy and they tracked it through most of the house.  Really impacted on how this beautiful home shows!

I have to admit, I've never been much of a fan of the online real estate business model... really because I do NOT want to call the seller for appointments! BUT, knowing that you've converted to an online business model, and you're doing well with it... and I respect your knowledge, had piqued my interest. I'm watching!  O_O  lol

OK. Just watched the video. LOL at the "human sacrifice ritual"  And OMG! That paint! Typical for people to show how tacky they can be. Seriously! How could anyone live that way!?  And the "security system"?  Geez. I just wonder what people are thinking. *sigh*

I so respect visionary investors that see cosmetics like that and move forward. I was in one yesterday where there was a really old, shriveled up dead mouse on the floor, and thought that I was going to further compromise the view of the floor by throwing up, especially after the buyer in the house stepped on it. All I could think about was, "I wonder if it stuck on the bottom of her boot." Loooong hot shower after I got home. Ick. Mold is an altogether different issue- hope the $ was amazing for the buyer. BTW- spent much time on your short sale site last night- signing up this week- you've done a great job!!

Those colors are the same colors I painted the interior of our Lake house with. I actually like them :)

BB - Glad you are taking the time to put the information out there for your virtual buyers. These are things a buyer NEEDS to see! When do you think "aroma therapy" will be able to be transmitted across the Internet?  I bet it would have been a doozy on this one. Maybe Emeril Lagasse has it patented now...

Hello Bryant, this is an excellent presentation.  I see a lot of this when viewing REO's.  This is also great evidence as to why many REOs are priced so much lower on a per-sqft-basis -- they are indeed worth less!  John

Thank you for that.  I've been having REO withdrawal - haven't been in one stinking festering moldy broken up house in weeks!   I am glad the video/pictures are getting out there too.  So many buyers think they'll find one that just needs a slap of paint and they're good.  This was mild compared to many I've seen.
