What do Home Sellers look for in their Future Realtor?

A thought crossed my mind tonight as I was previewing a home that will come on the market shortly.  What makes a home seller in this price range (385,000) want to hire me more than any of the other Realtors in the area? 

She has told me a few reasons why she is inviting me to look at the home and give her my opinion. One is that I know the difference between a tract home and a custom.  I know you might be saying, Well DUH, but how often do we pull up Comps in the area and look at square footage and lot size and leave it at that?  This home has an Onyx and Marble Fireplace, Concrete Desk and Kitchen Countertops, Birch Cabinetry, and a decorators touch everywhere you look.  From the flooring to the ceiling you can tell nothing was "standard".  Yet she has had other Real Estate Agents come by and tell her to just sell it for what they owe, because there's no use marketing something like that in our Rural community.  

 I told her my marketing plan, some of which include using a professional photographer to take pictures, staging it, and letting it be seen only by appointment. My internet marketing plan she was impressed with (you didn't think I would give that away here did you?) and she is interested in getting it listed after a few more projects are done to it.  But she wants someone with enthusiasm for her house, that even though she wants to move on, will love this house as much as she does.  Do you blame her? If a Realtor isn't excited about the product they are selling, how can a future homebuyer be?  

I would love to hear your thoughts on why your clients picked YOU, and how you show this to your future clients also.

Enthusiasm is very important. Expertise is priceless.  Depending on what the market is like in your neck of the woods, and what the comps are showing there is something called the Law of Diminishing Returns. It is the Opposite of the Law of Increasing Returns which basically reflects certain improvements yielding greater resale value when compared to recent sales.

Adding a bedroom will generally increase the value of the home. Having a 6 bedroom house in a neighborhood of 3 bedroom houses will not. As the neighborhood does not support the "Supersized" home.

Once you have done comps, you will have a good idea of what is selling, and what price.Some agents just stop there. In a down market, it may be more difficult to get the asking price, and they do not want to invest in marketing a house They Feel, THEY cannot sell.

 Marketing the house as a custom may work. Your enthusiasm for the home is a very important component. If you love the house chances are that will convey to the "right" buyer who will also love the house and everyone wins.

I took a listing inMarch , my broker thought I was nuts for taking.  A Lakefront custom home. The Broker said "it's your money...go for it." So I did.  Well 60 days later, I was putting the sold sign up. It was 3 times more money than anything that had sold in the neighborhood, but it was in a row of other custom homes not for sale. That is the difference. A neighbor upgraded from an interior lot to the Lakeside lot. So you never know!   I

It is worth a try. I hope you get the listing and I hope you are the one who will get it sold.

I agree with you, you have to love what you are doing and not treat sellers like just another transaction but treating each home like it is your own.  I use that approach and along with my marketing plan, it has been very successful.  I think showing them that we honestly care is what sets us apart from the rest.  At least that is what my customers tell me.

While I don't think that I'm that agressive (car salesperson type), I've been told that I've been hired because they thought I would be aggressive enough to get them a buyer.  In Michigan, we're in a really tough market so I show them all that I'll do but also talk to them and say, "I know your home will sell, I just don't know when but we'll do all these things to get it done."
