This past week I made the trek to Huntington Beach California to stage an apartment For Rent.  In the past the owner of this unit had no trouble renting it in less than a month.  However, in this economy and with today's renter's expectations it had been sitting vacant for 4 months. 

So I crammed the van with as much as it would hold and we staged the most important rooms. 

Do you think that it will now appeal to more renters? 

Today is the Open House and I will hear the results tonight.  I have mixed feelings.  I don't want to make that 5 hour drive this next week to pick up my items BUT I would like to hear that it's rented.  (This was for a family member.)

We also made some drastic updating changes in the kitchen and I will post those photos soon.

Wow, five hours is a long time driving!  A very lucky family member!  It looks beautiful, and I bet you had fun doing it!  It feels good to help someone out like this, I am sure your hard work will pay off.

Ginger- How did you get all THAT into a van???  What a nice thing you did, and not only that it did make a difference. Instead of a room with white walls, you showed it for what it could be.  Can't wait to see more pics.

Maureen, just like in selling, now the chore is to get potentials renters in to see the differences that we created.  It was a long trek but I hope it will prove worthwhile.  Thanks so much for the comments.

Kathy, that's not half of what I took with me.  I had 10 bins full of art and accessories, plus the furniture (dining room, bedroom).  Not the loveseat (thank goodness) and I did have to cut short some of what I wanted to do but it's at least better than empty.  It just made sense to help out the family when my business is so slow and the inventory was available.  Thanks so much for stopping and commenting. I will post more pictures later.

Ginger: I have staged rentals before - my own guest house and for other landlords. Speaking from personal experience, I can tell you renter's eyes light up just like home buyers' eyes when they see a beautifully staged home. How nice of you to help out a relative. I hope they paid for your gas!

Michelle, I'm anxious to hear if they had any "looker's" and what the comments were at the Open House today.  It is a nice apartment but it's almost 40 years old so there are issues in this market.  The only drawback is that now the tenants in the other units want the same updates in their apts, but's that's OK, it is time to do that.  I may be spending a lot more time in So. Cal. than I'd like in this next year???   Thanks for commenting...(I was very nicely compensated!).

Thank you Cindy.  Believe me the van was jam-packed.  I had to warn everyone that there might be fall-out when they opened the doors.  I couldn't see out of the rear-view mirror and that was nerve racking...but it got done.

Ginger,

Great job, especially under the grueling circumstances.  Your staging  really warmed up the apartment and I can bet this one will be rented first if there are other empty units available.

I hope you were able to spend the night after the staging!

Thank you Mel.  I was there for 5 days and got plenty of rest.  However, I had to head back home before the place was squeaky clean, thus the AFTER photos are not mine and the lights are not on...but it's still better than vacant.  Right now they're having a problem getting any one in to see it.  I just produced a slideshow for Craigslist and we're hoping that will help.  There's a real glut of rental properties on the market right now in Orange County.  I appreciate you stopping and commenting.
