The Michigan market has many homes on the market longer than it usually takes to sell.

It is no wonder....the unemployment rate is over 15% the number of foreclosures has consistently in the top five for the nation, month after month.  I just heard the new number of foreclosures is 2200 for Kent County Michigan where I am located.  It isn't just bad times it is hard times for many families.  They didn't cause their situation....they just lost their jobs and have no way of making the mortgage payments.

Wondering whChange your For Sale sign to a Sold sign! www.flexitrealty.comat to do?  You need to sell but don't see a buyer on the horizon anytime soon!

There is a couple strategies that can help you sell and fast without lower your homes price a dime!  I know, I must have a head injury, you have already lowered your price 4 times and no offers.  It doesn't work for every situation but it works and works well.

Not all agents can help you understand the available options.  If you have already moved and need your home sold....a perfect option is to sell it for top dollar to someone that wants it....right?For Rent - Not for everybody

You want to sell it to someone that will take care of it...you have been considering renting but don't feel comfortable.  You have heard all the horror stories of damage, stopped payments on the rent...the maintenance issues that you still have to do.

I have a system to take all those concerns away and get your home sold.  Now if I let you in on a little secret, promise not to tell anyone, I mean really....promise?  Thousands of agents across the nation know how to do this.

Sell Fast for Full Price www.flexitrealty.comThis method gets properties sold in weeks not months.  It is called a lease/option, email me or contact your local real estate agent.  Make sure your agent has experience in handling these types of programs.

If you need a referral to an experienced agent, I will give you the name of a local agent in your area that can help you.  This may not be the right option for you but it works and gets your home under contract fast.

Gary,

We have a high unemployment rate also.

We haven't seen the full impact on the real estate market though... or at least I don't think we have.

This is a great way to get those homes sold.

So Sellers in Grand Rapids, give Gary a call and let him demonstrate this method of getting it done.

ToulaRosebrock.comHi Gary:

Lease/option is becoming popular again lately...

I prefer a Lease/Purchase.

Hi Gary, I remember that this was popular when I first got my real estate license.  I am sure there are folks that would love the option.

Gary, thanks for the great advice.  So many sellers (and buyers) bury their heads in the sand and hope that the problem will fix itself rather than being pro-active.

Gary - Great information about the "lease option" or "lease purchase" tool, seen more often used in markets like our current one.  I also like June's comment. . .It is imperative to be "pro-active" rather than hiding from the problem.

Gary, the Michigan market has certainly been hit hard and sellers need to be open to strategies for getting these home sold. Bringing buyers (who may not be in a position to purchase immediately) together with sellers though a lease/purchase is a smart option.

I read that horrific news story of the auction where even $500 was not low enough to sell some of the properties, just before we staged a home that the family is headed to MI...hopefully the tide will turn for you soon, and your innovative techniques will hold you over until then!

Hi Toula, actually they are the same thing...just named differently.  When buyers exercise they option they purchase.  Different parts of the country label issues differently.  It is a good strategy.  Thanks for the comments Toula.

Hi Debbie, people are not always aware of options like this one to get their homes sold.  How the lease option is structured makes the difference and can be modified for each seller and buyers situation.  Thanks for the comments Debbie.
