Old School Open House - Beating the Odds?

So in an effort to build my client base, I contacted all the Realtors in my office with a listing.  I suggested that I do an open house.  Of the 20ish Realtors who had listings, I got responses from two.  One wanted me to pay for all advertising, give a 25% referral fee for any buyer that walked in the door, and give 25% referral fee if that buyer ever bought a home.  I thought it was all stacked against me.

The second Realtor who contacted me about my offer, said she would pay for the advertising and any buyers would be mine with no referral fee.  I would do my best to sell a house on open house day.

Old SchoolWe advertised via the paper, Internet, lead generaltor, blogs, craigslist, put up signs, and I dropped fliers to all the neighbors and put invitations in the townhome community just down the road.  I even scheduled a lender to be available for anyone looking for financing.

If someone would have told me on a beautiful day there would be only 1 person walk through the door after all the advertising we did,  I would be stunned.  Well, I am still stunned... but in a good way.  That one person... from the neighboring townhome community... is currently filing out the paperwork for a loan application with the lender that I invited.  She wants the home and even came back with her kids to see it.

Doing an Old School open house by inviting the neighbors I may have sold the house.  My broker always says two things:

 Something Works and Nothing Doesn't

Good for you.  Open houses are rough.  I hope your buyer qualifies and can close on the home.

It happens. But I'd still suggest on holding open houses till you get your own listings. It takes only one client to get a business. I usually pick up at least one lead from each open house. I hope, your experience and open houses better:)
